Related Group and BH Group notched final approval to develop a mixed-use complex on a former AT&T campus in Plantation.
Last week, the Plantation City Council greenlit the project’s site plan and six zoning waivers by a 6-1 vote, video of the meeting shows. The approvals passed without any discussion from council members. The waivers included a reduction in parking spaces to 833 from 1,246 required by city code, and allowing an eight story building, when the maximum is five stories.
Coconut Grove-Related and Aventura-based BH are planning Plantation City Center, which will feature a mix of 512 apartments and townhomes, 24,970 square feet of retail space and 833 parking spaces, the site plan shows. The project will be developed on a 13.7-acre site at 8601 West Sunrise Boulevard.
Related is led by Jorge Pérez and his sons Jon Paul and Nick Pérez. Liat and Isaac Toledano lead BH, which has partnered with Related on a slate of mixed-use, condominium and condo-hotel projects across South Florida.
Plantation City Center, designed by Miami-based Arquitectonica, will consist of 14 two-story townhouses, five three-story multifamily buildings, two standalone retail buildings and a single eight-story apartment building, city documents show.
Last year, Related and BH bought the development site, which includes a former AT&T training center, for $13 million. The joint venture plans to demolish the existing building.
The city approved the waivers after the developers agreed to provide 51 workforce housing apartments for people earning up to 120 percent of area median income, public documents show. The median household income in Broward County is $70,331.
Plantation City Center would offer a mix of studios, one-, two- and three-bedroom apartments between 600 square feet to 1,300 square feet. The retail buildings will have a combined 12,867 square feet, and the remainder of the retail space will be situated on the ground floor of the eight-story building, plans show. A 399-space garage is also part of the project.
Elsewhere in Broward County, Related and BH are developing a W Hotels-branded condo-hotel in Pompano Beach. In September, Pompano Beach approved a slightly modified site plan for the 24-story, 373-unit waterfront project now known as W Pompano Beach Hotel & Residences.
In May, Related, BH and Boca Raton-based Pebb Enterprises acquired a downtown Fort Lauderdale mixed-use property for $48.5 million. Known as The Quay at 17th Street, a 7-acre site at 1515 Southeast 17th Street includes a shopping center, a two-story office building and a six-yacht marina. The partnership is working on plans to redevelop the property, which has city of Fort Lauderdale approvals for a new mixed-use project with 361 residential units and 12,000 square feet of retail and restaurants.
