In step with New Year’s health-and-fitness resolutions, David Martin is launching a Coconut Grove project designed for the wellness zealot.
David Martin’s Terra launched sales of its second Well-branded condo project in South Florida, this time an eight-story, 194-unit planned development in Coconut Grove, according to a press release.
The Well is a luxury wellness-focused members club in New York with branded spas at Auberge hotels in Connecticut, Costa Rica and Mexico.
Martin tapped Douglas Elliman to lead sales for the planned the Well Coconut Grove at 2835 Tigertail Avenue, with pricing starting at $1.5 million. The sales gallery is at 2640 South Bayshore Drive, unit 101 in Miami.
The one-, two-, three- and four-bedroom condos will range in size from 960 square feet to 4,200 square feet, the release shows. Some units will have “wellness dens” designed for workouts, massages and meditation, the release shows. Amenities in the building will include a 40,000-square-foot rooftop space with a pool, hot and cold plunges, and a pickleball court; a 13,000-square-foot wellness center with a bathhouse, crystal cave lounges, a hyperbaric chamber, physical therapy and functional medicine services; an aperitif bar; a tea garden and a conservatory.
Residents will also have access to bi-annual health coaching, events, discounts on wellness treatments and use of Theraguns, infrared blankets and lymph boots.
Arquitectonica is designing the building, and Meyer Davis is designing the interiors. Construction is set to begin this fall, with completion anticipated for 2028, the release shows.

Terra’s first Well-branded condo is nearing completion in Bay Harbor Islands. Martin scored a $141 million construction loan for it in 2022, and it is expected to open in the third quarter. The project includes 66 condos, 95,000 square feet of office space, and a 16,000-square-foot wellness club. Tom Brady’s family office, TEB Capital Management, leased 8,400 square feet in July for its headquarters at the Well Bay Harbor Islands.
The projects represent two growing trends in luxury real estate: branded residences and wellness-focused amenities. Thousands of branded units are in the pipeline across South Florida, bearing the logos of couture houses, sports cars, magazines, hotels and more. Many of these projects offer specialized amenities, and developers are placing particular emphasis on health-conscious offerings. More and more they are going beyond fitness centers and spa facilities, and in some cases offering concierge medical services and wellness coordinators.
