Lowest Price Per Square Foot

Broward County’s condo sales and dollar volume rose in the first week of the year.

Brokers closed 100 condo sales totaling $34.5 million from Dec. 30 to Jan. 6. The previous week, brokers closed 87 condo sales totaling $23.3 million.

Last week’s units sold for an average of $344,588, higher than the $267,836 average price from the previous week. The average price per square foot rose to $271 from $225, according to data from Redfin.

For the top 10 sales, prices ranged from $570,000 to $2.8 million. 

Unit 2002 in Ritz-Carlton, Fort Lauderdale, at 1 North Fort Lauderdale Beach Boulevard in Fort Lauderdale, took the top spot with a $2.8 million closing. The sale closed at $1,344 per square foot after 107 days on market.

Cristian Michaels and Daniel Teixeira with Douglas Elliman had the listing, and Howard Elfman with the Agency brought the buyer.

Unit 3303 at 100 Las Olas, at 100 East Las Olas Boulevard in Fort Lauderdale, closed for the second highest amount, $2.1 million, or $709 per square foot after 150 days on market.

Amy Best with Best Realty had the listing, and Kim Lekas with Premier Estate Properties represented the buyer.
