Lefferts has begun closings for its first of four condo projects planned in Miami Beach’s North Beach neighborhood.

72 Park, a 22-story, 206-unit short-term rental-friendly building at 580 72nd Street is 90 percent sold, according to Miami Beach-based Lefferts founder Mendy Chudaitov. So far, deeds for 40 units have been recorded by Miami-Dade County. Condos range from studios to three-bedroom units, spanning 466 square feet to 1,200 square feet, according to a press release. 

Amenities in the building include a pool deck, fitness center, pet spa, co-working lounge and a kids’ playroom, the website shows. Michelin-starred chef Carlo Mirarchi is also opening a seventh location of Roberta’s, his award-winning Brooklyn pizza restaurant, on the ground floor. 

Condo sales launched in 2023 with prices ranging from $700,000 to $2.4 million, with Cervera Real Estate leading sales and marketing. For remaining units, prices start at $800,000, the release shows.

Chudaitov said buyers for 72 Park have come “from all walks of life,” and included locals, as well as Californians, New Yorkers and Chicagoans. 72 Park marks the first condo completed in North Beach in five years. In 2017, Miami Beach residents voted to increase density for North Beach projects, setting the stage for a new wave of development in the neighborhood.  

“I just see a really incredible community coming to life over there,” Chudaitov said. 

Lefferts partnered with Russell Galbut to buy the 72 Park site for $17 million in 2015 and 2019, records show. Galbut is an investor in Lefferts’ North Beach projects, and helped secure a $97.5 million construction loan for 72 Park in 2022. 

Lefferts’ other condo projects in the area include Palma Miami Beach Residences at 600 71st Street, a 14-story, 126-unit planned condo building that is 30 percent presold, the release shows. Also in the works is 72 Carlyle, a 19-story, 134-unit luxury condo planned for 600 72nd Street, according to the release. Prices start at $1.8 million, and Douglas Elliman’s Eklund | Gomes Team is leading sales. Lefferts is also planning a four-story, 36-unit condo for 880 71st Street, the release shows.
