The Canero Group is planning a 54-unit townhouse project in Homestead, aiming to appeal to Miami locals priced out by the area’s luxury boom.
The Coral Gables-based firm scored Miami-Dade County’s approval for a total of 66 townhouses for the 2.7-acre site at 27800 Old Dixie Highway, but decided against using the total allotment, President Jose A. Canero confirmed. The units will each span 1,900 square feet with three bedrooms, and prices will start at $500,000, he said.
Canero said his target demographic is local buyers getting priced out of the Miami area’s urban centers. Edward Silva of Miami-based E.S.A. Architects is designing the townhomes. Construction is expected to begin early next year, Canero said.
The firm dropped $537,500 on the Homestead development site in 2023, property records show. Holland & Knight attorneys Juan Mayol and Oliver Wechsler represented Canero in the approval process.
Canero’s townhomes are the latest in a stacked pipeline of planned residential developments in south Miami-Dade County. The firm also has a 223-unit rental building in the works at 24735 South Dixie Highway in Princeton.
Nearby in Homestead, Lennar proposed 119 single-family homes on 58 acres in January. In October, Bluenest Development bought a 20-acre site in Homestead for $12.5 million, with plans for 219 townhouses.
