Habitus Capital Nabs Approval for 61-Key Edgewater Hotel

Habitus Capital scored approval for a 61-key boutique hotel in Miami’s Edgewater, marking the firm’s continued investment in South Florida’s hospitality market.

Brickell-based Habitus plans the eight-story building on a 0.2-acre lot at 459 Northeast 25th Street with 20 on-site parking spaces and two street parking spaces, according to a Miami City Commission agenda item. Renderings show the Sonder hospitality firm branding the project.

Commissioners unanimously voted for the project at their meeting on Thursday. The resolution grants exceptions to Miami’s zoning code, allowing Habitus to develop half the required parking spaces and 10 percent less than mandated open space. Also, the vote allows a 10 percent reduction in the façade’s length.

The development firm paid $2 million for the 0.2-acre site in 2022, according to property records. The property now has a two-story, three-unit apartment building.

Habitus –– led by Mauricio Magaña, Daniel del Rio and Pablo Ramos –– has developed more than 20 projects in Mexico City and now is focused on South Florida, its website shows.

It has at least two other hotel investments in the tri-county region.

In Miami’s Brickell, it plans an eight-story, 40-key hotel at 511 Southwest Second Avenue. In August, Habitus paid $16.2 million for the six-story, 110-key B&B Hotel Miami Airport at 5125 Northwest 36th Street in Miami Springs.

Elsewhere in Edgewater, a hotel could be in the works for the site at 2501 Biscayne Boulevard. Last year, New York hotel developer Harry Gross’ G Holdings bought the property for $28.5 million. Also last year. Peruvian developer William Ticona paid $15.1 million for a 0.8-acre vacant property at 404- 436 Northeast 35th Street in Edgewater, which could be developed with 248 hotel keys under current zoning.

In other recent hotel proposals, Stephen Palmese’s Integritas Capital proposes a 57-story tower with 550 apartments and a 253-key hotel at 111 Southwest Third Avenue in Fort Lauderdale.
