Spec developers closed a flurry of sales in the latest roundup of South Florida luxury real estate deals.
Closings spanned from Pinecrest to Palm Beach and ranged in price from $6.8 million to $14.3 million, and dealmakers included a Bravo celebrity.
Pinecrest
In Pinecrest, customs brokers bought a spec mansion for $11 million.
Records show Pat Compres and Maria Bermudez’s 11400 Hummingbird Estates LLC, a Florida entity, bought the house at 11400 Southwest 60th Avenue from 11400 Holdings LLC, a Delaware company. The true seller is unknown.
Compres and Bermudez own the produce trade-focused Advance Customs Brokers in Miami. Records show they also own a Grove at Grand Bay condo that they bought for $5 million in 2018.
The 1-acre Pinecrest estate last sold for $1.3 million in 2021, according to Zillow. The mansion was completed last year and spans more than 9,000 square feet, the listing shows. It has seven bedrooms, eight bathrooms, a guest house and a pool, according to the listing.
Josie Wang with Brown Harris Stevens had the listing, and Renier Casanova with Compass brought the buyers.
Weston
In Weston, “Real Housewives of Dubai” star Lesa Milan and her husband, Richard Hall, sold a spec mansion for $6.8 million.
Records show the couple sold the house at 2944 Lake Ridge Lane to Jerder Solutions Group, a Florida entity managed by the accounting firm E&F Latin Group.
Milan has starred in the cast of Bravo’s “Real Housewives of Dubai” since it launched in 2022, although executive producer Andy Cohen told People magazine in November that the show was “on pause,” and its third season has not started production.
The couple bought the 1-acre estate for $550,000 in 2017, records show. They completed the 8,700-square-foot mansion last year. It includes seven bedrooms, seven bathrooms, one half-bathroom, a theater, salon, gym and pool, the listing shows. It hit the market for $7.5 million in June.

Palm Beach
Spec developer Lee Fensterstock sold a teardown on a nearly half-acre lot in Palm Beach for $14.3 million.
Records show Fensterstock sold the land at 264 Dunbar Road to a trust named for the address and managed by attorney Lester E. Lipschutz. The true buyer is unknown.
Fensterstock bought the site for $11.2 million last year. He secured approval from Palm Beach’s Architectural Commission (Arcom) for plans for a two-story single-family home, records show. The existing house was built in 1953 and spans nearly 4,400 square feet.
Fensterstock listed it for $15.9 million in March of last year. Dana Koch and Paulette Koch with the Corcoran Group had the listing, and Dana Koch brought the buyer.
