The membership club wants to build a 159,200-square-foot warehouse store on a 20-acre site west of Northwest 119th Court, between Northwest 21st and 17th streets, according to an application Costco filed to Miami-Dade County in January. The project would include a liquor store and a detached gas station. 

The development site is immediately west of a Topgolf venue at 11850 Northwest 22nd Street, and west across the Florida Turnpike from Dolphin Mall. 

Issaquah, Washington-based Costco is asking the county for a pre-application meeting. Generally, this is requested so a developer can gauge input from Miami-Dade department staff members before filing an official application.

Cimabian, led by Vidal Suriel, owns the three-lot vacant development site, according to records. 

Led by CEO Ron Vachris, Costco lists 13 wholesale clubs in South Florida on its website, including four in Miami-Dade. A Costco also is planned in south Miami-Dade, as part of the county’s no-bid deal to sell public land to Coconut Grove-based developer Swerdlow Group. The site is off Southwest 190th Street, close to where U.S.1 connects to Florida’s Turnpike.

Grocery stores have been expanding throughout South Florida. In recent years, the tri-county region experienced a population boom fueled by the influx of out-of-staters. 

Last year, Presidente Supermarket leased 28,000 square feet at Westland Promenade at 3580 West 18th Avenue in Hialeah. In Fort Lauderdale, Chicago-based high-end supermarket Go Grocer will open a 2,500-square-foot store late this year on the ground floor of the Motif apartment building at 500 North Andrews Avenue. Whole Foods opened a 35,000-square-foot store in February at 9560 Glades Road in the Uptown Boca mixed-use development. The property is in unincorporated Palm Beach County.
