Compass is leading condo sales at The Belgrove Resort & Spa, Witkoff and Len Blavatnik’s luxury resort development in West Palm Beach, The Real Deal has learned. 

The brokerage’s new development arm will handle sales of the condos at the Marriott-branded project, which is part of the former Banyan Cay Resort site, now the Dutchman’s Pipe Golf Club and the Belgrove. New York and Miami Beach-based Witkoff, led by Alex Witkoff, partnered with Len Blavatnik’s Access Industries to buy the property last year. Jonah Sonnenborn, who leads the real estate division at Access, is working closely with Alex Witkoff on the development.

The condo component of the Belgrove now calls for 22 units, down from the 44 initially announced last fall. Compass’ Kyle Blackmon and Elizabeth DeWoody will lead sales, according to the brokerage. Buyers will have access to membership at the private golf club. 

A spokesperson declined to disclose pricing and the expected construction timeline. 

The Belgrove resort, which recently opened, is a 150-key hotel with 25,000 square feet of meeting space, event space, a spa, pool and restaurants led by Chef Julian Jouhannaud, the former executive chef of Le Bilboquet in New York City.

Ari Pearl’s PPG Development is also involved in the project as a minority investor.

Demand for private clubs and residential developments with private club components has exploded since the pandemic boom. Current waitlists for private clubs in and around Palm Beach are years long, and initiation fees have gotten pricier with heightened demand. 

Witkoff is working with Access Industries on a handful of other projects in South Florida and New York. The development firm’s former co-CEO, Steve Witkoff, stepped back to become the U.S. Special Envoy to the Middle East under President Trump. 

Witkoff recently formed a joint venture with Alex Blavatnik and Sandor Scher’s Ocean Terrace Holdings to revive development plans for Ocean Terrace, a mixed-use luxury condo project in North Beach. 

Also in Miami Beach, Witkoff is leading the redevelopment of the oceanfront Shore Club property into the Shore Club Private Collection, an Auberge Resorts Collection-branded 49-unit condominium and hotel at 1901 Collins Avenue. Douglas Elliman is leading sales of that project. 

In November, Witkoff and Pearl’s PPG secured a $273 million construction loan for Shell Bay, a mixed-use luxury condo and hotel project in Hallandale Beach, which includes a Greg Norman-designed private golf course.
