Spec developer Patrick Carney is planning to build a mansion in Palm Beach, but neighbors are pushing back against the project.
Carney bought the home on a half-acre site at 301 Polmer Park Road for $16 million in 2022 and is planning a split-level mansion with a pool, designed by architect Patrick O’Connell, according to public planning documents. The Palm Beach Architectural Review Commission (Arcom) deferred approval of Carney’s plans for the second time at its meeting on Wednesday, following critique by the commission members and opposition from Polmer Park Road neighbors.
“It could be nice, it’s just got issues,” said Richard Sammons, one of the commissioners.

“What we’re requesting is a seat at the table at the pre-construction meeting,” said Timothy Hanlon, an attorney hired by a group of neighbors concerned with the impact of construction on traffic.
The designs will be reviewed again at Arcom’s May 28 meeting.
Should things go awry, the existing house at 301 Polmer Park Road is also on the market asking $22.8 million. It spans 6,400 square feet, with six bedrooms, seven bathrooms and one half-bathroom. Jim McCann with Premier Estate Properties has the listing.
Carney is a Palm Beach resident and longtime developer on the island. In 2021, he sold an oceanfront spec mansion to billionaire hedge funder David Tepper for $68.4 million. That same year, he sold a lakefront spec mansion to casino mogul Steve Wynn for $49 million, who sold it to coffee magnate Bob Stiller for $66 million two years later.
Carney himself lives at 125 Dolphin Road, a 4,200-square-foot house on the island’s North End. He bought it for $12.2 million in 2021, records show.
As the chairman and CEO of Claremont Companies, a Bridgewater, Massachusetts-based private real estate investment and development firm, Carney has also invested in and developed commercial, multifamily and hotel properties, the firm’s website shows.
