Jay Roberts’ Prosper Group is teaming up with Forte Development on a proposed 80-story mixed-use condo tower in Miami’s Brickell, The Real Deal has learned. 

The developers submitted a pre-application under Miami-Dade County’s rapid transit zoning for the site at 1040 South Miami Avenue. RTZ can provide developers with additional density. The site is about a block away from the Brickell Metromover station.

The site was previously slated to become a Virgin Hotel with a co-living component, developed by Richard Branson’s Virgin Hotels and Blue Jay Capital, but those plans fell through. Roberts signed a contract for the 0.6-acre property last summer and the partnership is set to close on the site next year for $40 million, TRD previously reported. 

Forte, led by founder and CEO Marius Fortelni, is now working with Prosper on the project.

The developers plan a 945-foot-tall tower with 100 hotel rooms, 250 traditional condos and 48 condo-hotel units, according to the application, submitted by Bercow Radell Fernandez Larkin & Tapanes attorney Carli Koshal. The tower will be branded.

Hollywood-based ODP Architecture & Design is the architecture firm on the application. The building will also include about 1,900 square feet of restaurant space. 

“The vision is to build the healthiest building in Miami,” Roberts said earlier this year. Amenities will be geared toward health and wellness, offering unit owners and residents on-demand IV infusions, cold plunges, red light therapy, infrared saunas, a fitness facility and more, according to information provided by Prosper and Forte. 

The project will mark the first development in South Florida for Miami Beach-based Prosper. The firm is co-developing a $600 million condo-hotel in Tampa called Ora Hotel and Residences. 

Property records show FX South Miami LLC owns the Brickell site. Jeffrey Rodriguez with the law firm Adams Gallinar is representing the seller, along with Coldwell Banker real estate agent Evon Gordon. Jonathan Cohen of Siegfried Rivera is representing Prosper in the deal.

In North Bay Village, Prosper in October closed on the adjacent properties immediately west of the site of the Eichners’ Continuum Club at North Bay Village planned condo development, and the former Shuckers site, which Eichner’s firm acquired last summer and eventually plans to redevelop. 

Prosper is also in contract to buy the 1-acre property at 66 Southwest Sixth Street and 625 Southwest First Avenue along the Miami River. Developer Harvey Hernandez and Two Roads Development are selling a portion of their assemblage for an undisclosed amount.
