Local attorney Henry Rosen dropped $22 million on an oceanfront Gulf Stream home, a year after it was purchased for $21 million.
Records show Rosen and his wife, Vanessa Rosen, bought the house at 3435 North Ocean Boulevard from Bon Property LLC, a Delaware entity managed by Aogán O hAoláin.
The selling entity is similarly named to Bos Property LLC, another Delaware company managed by O hAoláin, which sold an oceanfront Highland Beach mansion to Millennium Management executive Justin Gmelich for $28.5 million in March. O hAoláin is the head of Waylock, a family office based in Cork County, Ireland, according to LinkedIn.
The true sellers of both the North Ocean Boulevard home and the Highland Beach mansion are unknown.
Phillip and Candace Friis with the Corcoran Group represented the listings in both cases. In this Gulf Stream deal, Sheldon Jaffee with Lang Realty represented the buyers.
Records show the Rosens are longtime Boca Raton residents. They bought their homesteaded house at 597 Northwest 9th Avenue in Boca Raton for $1.2 million in 2015, according to property records.
The North Ocean Boulevard home in Gulf Stream was built in 1991 on 0.9 acres, records show. Bon Property bought the 5,800-square-foot house for $21 million in April of last year. The estate includes a four-bedroom main house with four bathrooms and one half-bathroom, a one-bedroom guest house and 100 feet of oceanfront.
It hit the market for $25.3 million in February, Zillow shows.
Gulf Stream is a tony coastal enclave where homes trade infrequently. Last year, Debra Levitetz, the ex-wife of Purity Wholesale Grocers founder Jeffrey Levitetz, sold her oceanfront teardown in Gulf Stream for a record $39 million. In 2023, baking products mogul James Sausville sold an oceanfront estate to descendants of New York’s Van Wyck family for $31.5 million.
