Developer Moishe Mana relisted a double lot on the Venetian Islands for $25 million, nearly three times what he paid to assemble the land a decade ago.
Mana, who has major portfolios in downtown Miami, Wynwood and Allapattah, is again looking to sell the 0.6-acre property at 851 North Venetian Drive in Miami. The land is on Biscayne Island, the westernmost island on the Venetians. It’s on the market with the Corcoran Group’s Julian Johnston and Eric Kaufman.
Companies tied to Mana paid $3.3 million for the first lot in 2013 and $5.2 million for the second property in 2016, and had the lots unified into one parcel. The property has 175 feet of water frontage, and it comes with conceptual plans designed by architect Kobi Karp.
Mana, who has had the property on and off the market for years, is busy working on his developments and didn’t want to deal with the hassles of building a new house, Johnston said. It was previously asking $30 million.
“We’ve seen the volume of sales for vacant land go up in recent months,” Johnston said, referring to single-family sites on the water in Miami Beach and other high-end markets. It’s also gotten harder to find a double lot on the Venetian Islands, he added.
Mana is the largest landowner in Wynwood and downtown Miami’s Flagler district.
In September, he added to his portfolio with a $25.5 million development site acquisition in Wynwood. The previous month, he secured a $150 million refinancing for 56 properties in the neighborhood that surround his Mana Wynwood Convention Center at 318 Northwest 23rd Street.
Mana lives near Boca Raton.
In January, Jeff Franklin, the creator of the classic sitcom “Full House,” sold his waterfront lot at 1232 South Venetian Way, also on Biscayne Island, for $10.3 million, according to the listing. Johnston was involved in that sale as well.
In September, Georgia businessman Tom Mooser sold his waterfront house at 315 East Rivo Alto Drive for $14.3 million.
