Manalapan manse asking $45M tops luxury contracts 

Palm Beach County buyers signed 15 contracts totaling $135M last week

A Manalapan mansion asking $45 million topped signed luxury contracts in Palm Beach County last week.

Buyers signed 15 contracts between Dec. 22 and Dec. 28 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $135.1 million in asking dollar volume and averaged 102 days on the market.

The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 30 new listings, and 1,220 active listings on the market.

Of the properties that went pending last week, 11 were single-family homes, and four were condos. The average asking price for the condos is $5.8 million, or $2,409 per square foot. They spent an average of 110 days on the market.

The average asking price for the single-family homes is $10.2 million, or $1,778 per square foot, and they spent an average of 95 days on the market.

The most expensive listing to go pending last week is the 15,900-square-foot oceanfront mansion at 1280 South Ocean Boulevard in Manalapan, asking $45 million. 

The seller is Rebecca Arcaini, records show. She is the wife of Tonio G.B. Arcaini, the founder of German food additive company TA-XAN AG. The couple’s trust bought the 1.3-acre estate in 2003 for $5.9 million, according to property records. 

The mansion has eight bedrooms, 13 bathrooms, four half-bathrooms, a theater, wine cellar and fitness and spa facilities. The estate also includes a two-bedroom guesthouse, a pool, a dock and 151 feet of ocean frontage.  

It hit the market asking $56 million in May, according to Zillow. Gary Pohrer with Serhant has the listing.

The next most expensive home to find a buyer was the 3,800-square-foot spec home at 422 Australian Avenue in Palm Beach asking $14 million. 

Records show the sellers are Gary and Dina Wexler, a Palm Beach couple who also own the home at 14 Via Vizcaya. They bought the 0.1-acre Australian Avenue property for $5.6 million in 2022, according to records. They completed the four-bedroom home this year, and it includes five bathrooms, one half-bathroom and a pool. The Wexlers listed the home for $16.4 million in 2023, according to Zillow. Margit Brandt with Premier Estate Properties has the listing.
