A group of investors kicked off the new year with a signed contract to sell their non-waterfront Miami Beach home asking nearly $18 million.
The pending deal marks the most expensive of seven contracts signed in Miami-Dade County between Dec. 29 and Jan. 4, according to the latest Eklund-Gomes report. It tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent 68 days on the market, on average.
Twenty-one luxury listings were added to the market, for a total of 1,282 listings.
The previous week, buyers signed eight contracts for properties in Miami-Dade, asking a combined $54.4 million.
The asking dollar volume for the three single-family homes and four condos under contract last week totals $78.7 million, according to the report published by the Douglas Elliman team led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week have an average asking price of about $12 million and spent an average of 59 days on the market. They total nearly $36 million in asking dollar volume.
The Sunset Islands house at 1800 West 27th Street in Miami Beach topped the report. Property records show Sun Light Sunset LLC, led by Jack Azout of Elion Partners, Harry Jamri Alfassi, Jerry Lechter and others, owns the six-bedroom, seven-and-a-half-bathroom house. The 5,700-square-foot home, on nearly a third of an acre, is asking just under $18 million with Compass’ Chad Carroll. The LLC paid just $3.3 million for the property in 2021 and completed the new tropical modern home last year.
The condos that secured buyers last week have an average asking price of $10.7 million and spent 75 days on the market, on average. They total nearly $43 million in asking dollar volume, or an average of $2,800 per square foot.
A penthouse at the St. Regis, at 9701 Collins Avenue in Bal Harbour, asking $14 million, topped the condo component of the report. The 3,900-square-foot unit with three bedrooms and four bathrooms is on the market with Douglas Elliman agent Devin Kay, asking $3,600 per square foot. Last week in New York, buyers signed contracts for 13 homes, according to the latest Olshan report. Their combined asking price is $113.4 million, and the typical home spent 345 days on the market.
