Related Group, Dezer Development and BH Group filed plans for their oceanfront condo tower in Sunny Isles Beach, months after acquiring the older condo complex that occupies the property.
The partnership completed a $131.8 million buyout of the 108-unit Miami Beach Club at 19051 Collins Avenue last summer, with plans for a luxury condo tower. The two-story Miami Beach Club was constructed in 1951 on a 2-acre site immediately north of Residences by Armani/Casa, a luxury condo tower that Related and Dezer co-developed.
In May, permit filings were submitted to the Federal Aviation Administration for a building that would be 828 feet above sea level or 820 feet above ground for the new project.
Over the past year, the Related-Dezer-BH venture submitted plans to the city of Sunny Isles, obtained by The Real Deal, that included renderings of the proposed high-rise, details about the project and the breakdown in ownership.
The project
MB RE Investments LLC is the developer. An ownership chart submitted to Sunny Isles in December 2024 shows that a Delaware entity, BLFO MBC MEMBER LLC, owns 75 percent. That LLC is owned by Bahamian entities tied to a Brazilian family. The remaining 25 percent is owned by the developers, the Pérez family’s Related, the Dezer family firm and Isaac and Liat Toledano’s BH.
A letter filed by the developers’ land use attorneys regarding site plan approval states that with bonuses and the transfer of development rights, they plan a 62-story, 145-unit condo tower designed by Cohen Freedman Encinosa & Associates Architects and Enzo Enea’s landscape architecture firm. The developers plan to build a density of about 73 units per acre.
The project could cost about $294 million to build, and it has an anticipated completion date of December 2031, according to the letter, which was submitted by attorney Tracy R. Slavens of LSN Law. The developers are seeking up to five years from approval to obtain a building permit, and up to five years from the issuance of a building permit to complete the tower.
The tower is expected to include a padel court, pool deck, water features and a sculpture garden on the west-facing side of the property; and a lap pool, outdoor spa, cabanas and beach access on the east.
The buyout of Miami Beach Club was in the works for more than a decade.
Related owned units through executives, and the firm also created a company in 2013 named after the property’s address. Investor and developer Richard Meruelo, or an entity he previously managed, sold the units to the Related executives, records show. Miami Beach Club’s condo association and at least one unit owner filed lawsuits against the Related/Dezer entity that developed Residences by Armani/Casa. One lawsuit over construction next door was dismissed in 2022.
In Sunny Isles, Dezer is also building Bentley Residences. Dezer Development secured a $630 million construction loan in November from Madison Realty Capital for the 61-story, 216-unit tower, which will mark the first Bentley-branded residential high-rise when it’s completed.
