Henry Bott is stepping down as president of Swire Properties in Miami after just three years.
The Hong Kong-based firm promoted Dave Martin to take over effective Mar. 16, according to a news release. Bott is moving back to his hometown of London with his family after a career with Swire that spans more than a decade and posts in China, Vietnam and Florida. He was named president in 2023 after Swire’s Kieran Bowers stepped down to move back to the U.K. as well.
Martin is also a longtime Swire executive. He joined the firm in 2018 as a vice president focused on the firm’s retail portfolio in South Florida, namely Brickell City Centre, which reached 100 percent occupancy under his leadership. He was promoted to senior vice president in 2023, according to LinkedIn.
Martin spearheaded Swire’s sale of its majority stake in Brickell City Centre to Simon Property Group for $512 million, a deal that closed in June. As Swire moved to divest from its Brickell retail holdings, it also sold a dev site to Dubai-based hospitality firm Kerzner International for $45 million in August.
Now the firm is focused squarely on its planned Residences at Mandarin Oriental, Miami, the condo-hotel project in Brickell Key.
The development includes 298 condos, 121 hotel keys and 28 hotel residences, the release shows. The design team includes Kohn Pedersen Fox, Tristan Auer, Laura Gonzalez and Shma. Fortune Development Sales is leading marketing for the project, which launched in 2023. Prices started at $3.5 million at the time.
Pre-sales total more than $1.2 billion, and construction is slated for later this year, according to the release.
Swire Properties is a division of global conglomerate John Swire & Sons, the British firm founded in 1816 by John Swire. Swire Properties’ real estate investments are primarily in Asian markets in China, Vietnam, Singapore, Thailand, Indonesia and Japan. Miami is its only American market.
Scions of the billionaire Swire family, including Barnaby Swire and Merlin Swire, remain involved in the business as directors of John Swire & Sons.
