Two Palm Beach homes topped Palm Beach County luxury contracts as the island’s busy season picks up.
Buyers signed 37 contracts between Jan. 26 and Feb. 1 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $273.5 million in asking dollar volume and averaged 84 days on the market. The previous week, buyers signed 21 contracts totaling $132.5 million.
The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 61 new listings, and 1,268 active listings on the market.
Of the properties that went pending last week, 26 were single-family homes, and 11 were condos. The average asking price for the condos was $4.9 million, or $1,839 per square foot. They spent an average of 81 days on the market.
The average asking price for the single-family homes was $8.4 million, or $1,687 per square foot, and they spent an average of 88 days on the market.
The most expensive listing to find a buyer last week was the 4,700-square-foot waterfront home at 751 Island Drive in Palm Beach asking $35 million.
Records show the seller is the estate of the late Patsy Johnson, who was the widow of financier and Flagler National Bank founder Dick Johnson. She died in July. The couple bought the home for $2.4 million in 1994. It was built on 0.4 acres in 1988 and had five bedrooms, four bathrooms, one half-bathroom, a pool and a dock, records show.
The home listed for $35 million in November with Jim McCann of Premier Estate Properties.
The next most expensive home to go pending last week was the 5,600-square-foot house at 242 Tangier Avenue asking $17.8 million.
Records show the sellers are Julie and Thomas Frist III, who bought it for $7.9 million in 2016. Thomas Frist III’s grandfather and namesake founded HCA Healthcare, a multi-billion dollar operator of health care facilities. The Tangier Avenue home was built on 0.3 acres in 2008 and includes five bedrooms, six bathrooms, two half-bathrooms, a pool and a guest house.
It hit the market for $17.8 million in December with Crista Fanjul Ryan of Tina Fanjul Associates.
