Gables Estates home asking $28M tops Miami-Dade contracts

Sellers paid under $1M for property in 1990

A Gables Estates compound asking nearly $28 million was the most expensive Miami-Dade County listing to go into contract last week.

Buyers signed 20 contracts between Feb. 2 and Feb. 8 for luxury properties in Miami-Dade, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $173.5 million in asking dollar volume and averaged 110 days on the market. The previous week, buyers signed 24 contracts totaling $204.6 million.

The report tracks signed contracts for single-family homes and condos listed for $4 million or more in Miami-Dade County. It identified 49 new listings, and 1,297 active listings on the market.

Of the properties that went pending last week, 13 were single-family homes, and seven were condos. The average asking price for the condos was $5.5 million, or $1,747 per square foot. They spent an average of 124 days on the market.

The average asking price for the single-family homes was $10.4 million, or $1,886 per square foot, and they spent an average of 103 days on the market.

The most expensive listing to find a buyer last week was the Gables Estates house at 665 Leucadendra Drive asking $27.6 million. Records show the seller of the 1-acre Coral Gables compound is Yrma Palenzuela, who bought the property with her late husband Gonzalo Palenzuela for $975,000 in 1990. They built the 7,100-square-foot home in 1999. It includes five bedrooms, five bathrooms, one half-bathroom, a pool, a dock and 400 feet of waterfront, records and the listing show. 

It listed for $29 million in March, according to Zillow. Judy Zeder and Patricia Praca with the Jills Zeder Group at Coldwell Banker Realty have the listing.

The next most expensive home to go pending last week was the 6,300-square-foot waterfront home at 3209 Northeast 169th Street in North Miami Beach asking $14 million. Records show the seller is developer Jacob Ohayon, who bought the 0.3-acre property for $5.5 million in 2023. He extensively renovated the 1989-built home, which has six bedrooms, seven bathrooms, one half-bathroom, a pool, a sauna, a movie theater and 240 feet of waterfrontage, the listing shows.

It hit the market for $14.8 million in June, according to Zillow. Chad Carroll with Compass has the listing.
