Hedge funder’s Palm Beach mansion asking $60M finds buyer

Palm Beach County luxury buyers signed 21 contracts totaling $151M last week

A hedge funder’s waterfront Palm Beach mansion asking $60 million was the most expensive listing to go into contract in Palm Beach County last week.

It’s the latest pricey deal in what is turning out to be a very busy season for Palm Beach’s luxury market. Buyers signed 21 contracts between Feb. 2 and Feb. 8 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $151.3 million in asking dollar volume and averaged 114 days on the market. The previous week, buyers signed 37 contracts totaling $273.5  million.

The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 78 new listings, and 1,279 active listings on the market.

Of the properties that went pending last week, 16 were single-family homes, and five were condos. The average asking price for the condos was $4.3 million, or $1,471 per square foot. They spent an average of 95 days on the market.

The average asking price for the single-family homes was $8.1 million, or $1,394 per square foot, and they spent an average of 133 days on the market.

The top contract this week was for the 8,100-square-foot mansion at 1610 North Ocean Boulevard in Palm Beach asking $60 million. 

Records show the sellers are Bryan and Serena Mattson, who bought the home through a trust for $25.5 million in 2019. Bryan Mattson is a portfolio manager with Lombard Odier Asset Management, according to published reports. The mansion was built on 0.9 acres in 2018, and spans five bedrooms, eight bathrooms, two half-bathrooms, a pool and a dock, records show. The estate also includes a staff kitchen, library and two guest suites, the listing shows.

It first hit the market asking $77.9 million in 2023, according to Zillow. The price dropped four times over the following years and was briefly delisted before returning to the market with Margit Brandt of Premier Estate Properties in September. 

The next most expensive listing to find a buyer was the waterfront home at 839 Northeast Bay Isle Drive in Boca Raton asking $7.5 million. 

Records show the seller is Neil Kiperman, a local business owner who bought the 0.3-acre property for $1 million in 2012. He completed an extensive renovation of the 1977-built home, which has six bedrooms, eight bathrooms, one half-bathroom, and includes a gym, a steam room, media room and lounge with duckpin bowling, the listing shows. The estate also includes a saltwater pool, putting green, 135 feet of waterfrontage and a dock.

It hit the market asking $9.5 million in September, Zillow shows. Nick Gonzalez with the Matt and Nick Team at Serhant has the listing.
