South Florida’s top deals: Continuum condo trades for $20M

🏆 Residential: The top home sale to hit records in South Florida was in Miami Beach, where a condo at the Continuum on South Beach at 100 South Pointe Drive traded for $19.9 million, or about $3,900 per square foot. The buyers were Robert Mongeluzzi, an attorney, and Meredith Mongeluzzi, who also just sold another pad in the same property for 10.5 million. The seller was an LLC tied to Robert Winter. The four-bedroom home has three bathrooms, a balcony, three garage spaces and ocean views. The residence, which last sold in 2018 for $13.8 million, went on the market initially in October 2024, with an asking price of $32.8 million. The price fell to $24.9 million before it was taken off the market. The unit was re-listed in October 2025 at $24.3 million. Jonathan Corso with Coldwell Banker Realty and One Sotheby’s International Realty’s Eddy Martinez and Roland Ortiz had the listing, and Matthew Wilkens, also with One Sotheby’s International Realty, brought the buyer.

🏆 Commercial: The priciest commercial transaction recorded in the tri-county region was for two adjacent, waterfront, multifamily complexes at 7917and 7921 West Drive in North Bay Village. Continuum Investment Group, tied Mariano Pastor, and NBV Group LLC purchased the two-story properties for $18.5 million. The seller, Woodpecker Investments, had owned the buildings since 2014, when the company bought them for $5.9 million. Combined, the buildings have 38 units.

📊 Commercial: An affiliate of RK Centers offloaded a retail center at 2178 Northeast 123rd Street in North Miami for $15.8 million. The buyer was an LLC tied to Sebastian Guejman. The five-story building spans about 31,800 square feet. The seller purchased it in 2012 for $3.3 million.

📊 Residential: A single-family home at 2910 Emathla Street in Miami changed hands for $12.5 million. The seller, an LLC managed by Jose Machado, purchased the site of the six-bedroom home, built in 2024, for $1.9 million in 2021. The property, which has eight and a half baths and a pool, spans 9,100 square feet, pricing the sale at about $1,400 per square foot. The buyer was a trust.
