Two mansions in Boca Raton’s most expensive neighborhood topped Palm Beach County signed contracts this week.
Buyers signed 34 contracts between Feb. 9 and Feb. 15 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $221.5 million in asking dollar volume and averaged 90 days on the market. The previous week, buyers signed 21 contracts totaling $151.3 million.
The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 62 new listings, and 1,291 active listings on the market.
Of the properties that went pending last week, 25 were single-family homes, and nine were condos. The average asking price for the condos was $4.3 million, or $1,393 per square foot. They spent an average of 77 days on the market.
The average asking price for the single-family homes was $7.3 million, or $1,536 per square foot, and they spent an average of 103 days on the market.
The most expensive home to find a buyer last week was the 11,500-square-foot waterfront mansion at 298 West Key Palm Road in Boca Raton asking $24.5 million.
Records show the seller is freight heir Phillip Kirschbaum, who bought the Royal Palm Yacht & Country Club home for $22.6 million in 2023. Built in 2022 on 0.6 acres by SRD Building, the mansion has six bedrooms, eight bathrooms, two half-bathrooms, a gym, wine room, pool and and 166 feet of waterfront with a dock, according to property records and the listing.
Kirschbaum first listed it for $27 million in 2024, according to Zillow. David Roberts with Royal Palm Properties has the listing.
The next most expensive listing to go pending was another Royal Palm mansion at 1831 Sabal Palm Drive asking $18 million.
Records show the sellers are Marco Capoccia, Maria Cervi-Capoccia, John Lombardi and Peter Ciregna, who bought the 0.3-acre property for $5 million in 2023. They completed the 8,600-square-foot mansion last year, and it includes six bedrooms, seven bathrooms, one half-bathroom, a gym, a sauna and a pool, the listing shows.
They listed it for $18 million in December, Zillow shows. Jacqueline Feldman with One Sotheby’s International Realty has the listing.
