The sellers of two waterfront homes in Miami Beach and Golden Beach, each asking $39 million, found buyers last week.
The pending deals are tied for the priciest of 27 contracts signed in Miami-Dade County between Feb. 16 and Feb. 22, according to the latest Eklund-Gomes report. It tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent 171 days on the market, on average.
Forty luxury listings were added to the market, for a total of 1,285 listings.
The previous week, buyers signed 23 contracts for properties in Miami-Dade, asking a combined $165.7 million.
The asking dollar volume for the 15 single-family homes and 12 condos under contract last week totals $285.7 million, according to the report published by the Douglas Elliman team, led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week have an average asking price of $14.6 million and spent an average of 175 days on the market. They total $218.4 million in asking dollar volume.
The 5,400-square-foot, four-bedroom and five-and-a-half-bathroom house at 84 La Gorce Circle in Miami Beach, asking $39 million, is one of the two properties at the top of the report. Jonathan Alfonso of EXP Realty is the listing agent for the half-acre property. Records show Dennery LLC owns the house. The property last sold in 1982 for $500,000.
The beachfront compound at 387 Ocean Boulevard in Golden Beach, asking the same amount, is listed with One Sotheby’s International Realty agents Lydia Eskenazi and Jonathan Bigelman. The property, with six bedrooms and 10 bathrooms, last traded in 2019 for $19 million. The 11,600-square-foot mansion was built as a smaller home in 1941 and expanded over the years.
The condos that secured buyers last week have an average asking price of $5.6 million and spent 167 days on the market, on average. They total $67.3 million in asking dollar volume, or an average of about $1,400 per square foot.Last week in New York, buyers signed contracts for 23 homes, according to the latest Olshan report. Their combined asking price is $291.3 million, and the typical home spent 935 days on the market.
