Dr. Armin Oskouei, who bought Billy Joel’s oceanfront Manalapan mansion for $42.6 million two years ago, found a buyer for his Bear’s Club estate asking $32.5 million.
It was the top luxury contract signed in Palm Beach County last week. Buyers signed 32 contracts between Feb. 16 and Feb. 22 for luxury properties in Palm Beach County, according to Douglas Elliman’s Eklund-Gomes team. The homes that went pending last week total $209 million in asking dollar volume and averaged 90 days on the market. The previous week, buyers signed 34 contracts totaling $221.5 million.
The report tracks signed contracts for single-family homes and condos asking $3 million or more in the Beaches MLS. It identified 49 new listings, and 1,282 active listings on the market.
Of the properties that went pending last week, 27 were single-family homes, and five were condos. The average asking price for the condos was $4.3 million, or $1,698 per square foot. They spent an average of 94 days on the market.
The average asking price for the single-family homes was $7 million, or $1,480 per square foot, and they spent an average of 100 days on the market.
The 11,000-square-foot mansion at 136 Bear’s Club Drive in Jupiter’s gated Bear’s Club community, asking $27.5 million, was the most expensive listing to find a buyer this week. Oskouei bought it for $19.8 million in 2023, records show.
The 1.1-acre estate was built in 2001 and includes six bedrooms, eight bathrooms and three half-bathrooms, records show. The property also has a pool and a putting green designed by Jack Nicklaus.
Oskouei listed the mansion for $32.5 million in 2024, Zillow shows. Christian Angle with Christian Angle Real Estate has the listing.

The second most expensive home to go pending last week was a 4,400-square-foot house at 201 Ocean Terrace in Palm Beach asking $19 million.
Records show the sellers are Kimberly and Scott Goodwin, who bought it for $8 million in 2021.
Scott Goodwin is the co-founder and managing partner of Diameter Capital, a hedge fund that just raised $4.5 billion for a dislocation fund, according to published reports. The Ocean Terrace house was built on 0.3 acres in 2019 and has five bedrooms, five bathrooms, one half-bathroom and a pool, records show. It also includes deeded access to a beach cabana.
The Goodwins listed the home for $19 million in January, Zillow shows. Gary Pohrer with Serhant has the listing.
