South Florida’s top deals: PGIM offloads $132M apartment complex in Palm Beach Gardens

🏆 Residential: The priciest home sale recorded in South Florida was for a home in Delray Beach. Kathy Palmer Ordoñez, a life sciences executive, sold a house one block from the ocean, at 702 North Ocean Boulevard, for $9.7 million. The buyer was an LLC managed by Frederick and Maria Paulman. Frederick Paulman is the founder of a financial planning firm. The home spans 5,500 square feet and has five bedrooms and five bathrooms. The sale works out to about $1,800 per square foot. The home went on the market in December with an asking price of just under $10 million. Nick Malinosky with Douglas Elliman had the listing, and Derek Barra with Coldwell Banker Realty brought the buyer.

🏆 Commercial: The top commercial deal to hit records was in Palm Beach Gardens, where Newark, New Jersey-based PGIM Real Estate offloaded a multifamily complex for $131.8 million. The buyer was The Dermot Company, based in New York. The property, known as The Quaye at Palm Beach Gardens, is at 1000 South Gardens Drive and includes 340 units, spanning 10,500 square feet. The property sits on a 19-acre lot.

📊 Commercial: In Boca Raton, the Berritto Family Office purchased a mixed-use portfolio from Weston-based Titan General Partners for $92.7 million. The properties are: a 130,350-square-foot complex at 6885 Southwest 18th Street, a 127,000-square-foot office and retail strip mall at 7000 West Palmetto Park Road, and a 58,000-square-foot retail property at 21301 Powerline Road. Nelson Garcia with Rare CRE represented both sides of the deal.

📊 Residential: A home at 5 Par Club Circle in Village of Golf changed hands for $6.9 million. The seller was an LLC managed by Neil and Marjorie Eichelberger. The buyer was a trust tied to Mary Michelle Matthews. The residence spans 4,600 square feet and has four bedrooms and five bathrooms. Built in the 1960s, it last sold in 2023 for just under $3 million. The home hit the market in October for $7.2 million. Mary Windle with Douglas Elliman represented the seller, and Caron Dockerty, also with Douglas Elliman, the buyer.
