A penthouse at the Four Seasons Residences at the Surf Club, asking nearly $50 million, topped new pending sales in Miami-Dade last week.
Buyers inked deals for 24 properties countywide between March 2 and March 8, according to the latest Eklund-Gomes signed contracts report.
The report tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent 126 days on the market, on average.
Thirty eight luxury listings were added to the market, for a total of 1,258 listings.
The previous week, buyers signed 31 contracts for properties in Miami-Dade, asking a combined $488 million. That included Mark Zuckerberg and Priscilla Chan’s purchase of 7 Indian Creek Island Road for $170 million.
The asking dollar volume for the 14 single-family homes and 10 condos under contract last week totals $262.7 million, according to the report published by the Douglas Elliman team, led by Fredrik Eklund and John Gomes.
The single-family homes that entered into contract last week have an average asking price of nearly $10 million million and spent an average of 91 days on the market. They total $138.4 million in asking dollar volume.
At the top is the five-bedroom, five-bathroom home at 665 Leucadendra Drive in Coral Gables, which is asking $27.6 million.
Property records show Yrma Palenzuela owns the 1-acre Gables Estates compound. She and her late husband, Gonzalo Palenzuela, paid $975,000 for the property in 1990. The 7,100-share-foot home was built in 1999. Judy Zeder and Patricia Praca with the Jills Zeder Group at Coldwell Banker have the listing. It was previously under contract with another buyer.
The condos that secured buyers last week have an average asking price of $12.4 million and spent 175 days on the market, on average. They total $124.4 million in asking dollar volume, or an average of $3,300 per square foot.
Penthouse 6 in the north tower at 9111 Collins Avenue in Surfside led the report. The 5,500-square-foot, four-bedroom and seven-bathroom condo has a 4,100-square-foot rooftop terrace, according to the listing. It’s on the market with Ximena Penuela’s Fort Realty, which is the developer’s in-house sales firm. Property records show Fort Lauderdale-based Stockbridge Holdings paid $18 million for the unit in 2018.
Last week in New York, buyers signed contracts for 43 homes, according to the latest Olshan report. Their combined asking price is more than $421.5 million, and the typical home spent 408 days on the market.
