Philip Freedman is back at Compass to lead sales and marketing of the Raleigh Rosewood Residences in Miami Beach, The Real Deal has learned.
Freedman, who focuses on new development condo sales, left Douglas Elliman after seven years with the brokerage. He’s now senior managing director of sales for the Raleigh development. New York-based Nahla Capital took over ownership of the 3-acre oceanfront project in October for $270 million, and in February hired Compass.
The sales team includes Miltiadis Kastanis, Pablo Alfaro, Liz Hogan, Ivan Chorney and Michael Martirena. Kastanis and Alfaro left Elliman last year.
Developer Michael Shvo and his partners exited the project in the fall. The property, at 1775, 1757 and 1751 Collins Avenue, includes the historic Raleigh hotel.
Sales will likely launch later this year. Freedman declined to comment on the project timeline. Nahla is redesigning the project into “top tier elegance,” he said.
Freedman joined Compass in 2017 to lead its new development division. He returned to Elliman two years later to become the sales director for the Ritz-Carlton Residences, Miami Beach.
“At the time, the project was only 45 percent sold. I turned it around and sold everything out, including the villas,” he said.
Freedman most recently was the sales director for the Perigon Miami Beach, a Mast Capital and Starwood Capital Group project, which is about 85 percent presold.
The Raleigh, an Art Deco hotel known for its pool, was designed by L. Murray Dixon. Shvo had the original buildings gutted and secured approval for a 17-story luxury condo tower on the beachfront site. The planned project included 44 luxury condos, a private members’ club and a hotel component. Shvo hired Peter Marino and Kobi Karp Architecture & Interior Design to design the development.
In January, Nahla filed a lawsuit against the seller over a deal involving the use of Marino’s designs.
The Raleigh is on a stretch of Collins Avenue that developers branded “Billionaires’ Beach,” which includes Witkoff and Monroe Capital’s Shore Club Private Collection, the 49-unit Auberge-branded condo and 75-key hotel under construction at 1901 Collins Avenue. Elliman has led sales and marketing of the project.
Shvo originally tapped Official, the former Side-backed firm co-founded by now-convicted sex traffickers Oren and Tal Alexander, to lead sales. One Sotheby’s took over sales in 2024.
