Garment magnate’s wife finds buyer for Faena House condo 

Colombo’s CMC signed contract to sell penthouse asking $21M, according to Eklund-Gomes report

Ugo Colombo’s CMC Group secured a buyer for one of the penthouses at Vita at Grove Isle, topping last week’s signed contracts report in Miami-Dade County. 

The pending deal is one of 19 luxury home contracts signed countywide between March 30 and April 5, according to the latest Eklund-Gomes report. It was a slightly slower week than prior weeks, likely due to the Easter and Passover holidays. 

The report tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent 97 days on the market, on average. 

Thirty five luxury listings were added to the market, for a total of 1,237 listings. 

The previous week, buyers signed 29 contracts for properties in Miami-Dade, asking a combined $292.4 million. 

The asking dollar volume for the 13 single-family homes and six condos under contract last week totals $157.5 million, according to the report published by the Douglas Elliman team, led by Fredrik Eklund and John Gomes. 

The single-family homes that entered into contract last week have an average asking price of $6.9 million and spent an average of 92 days on the market. They total $89 million in asking dollar volume. 

The condos that secured buyers last week have an average asking price of $11.4 million and spent 106 days on the market, on average. They total $68.4 million in asking dollar volume, or an average of $2,700 per square foot. 

Penthouse L05 at Vita spans two stories with four bedrooms and six bathrooms. The 7,027-square-foot condo also has a 4,160-square-foot rooftop terrace, a private pool and outdoor kitchen, according to the listing. Christine Martinez de Castro, who leads sales and marketing for the developer, is the listing agent. It’s on the market for $21.3 million. The building was completed late last year. The asking price for the condo is over $3,000 per square foot, or $1,900 per square foot counting the outdoor space. 

The second priciest pending deal is for a unit at Faena House in Miami Beach, at 3315 Collins Avenue. Unit 10B, a 4,165-square-foot, four-bedroom and five-bathroom condo, is on the market for $16.9 million, or more than $4,000 per square foot. Property records show Christina Kringstein, who is married to garment magnate Richard Kringstein, owns the oceanfront condo. Douglas Elliman’s Dina Goldentayer and the Corcoran Group’s Mick Duchon are co-listing the property. Last week in New York, buyers signed contracts for 31 homes, according to the latest Olshan report. Their combined asking price is more than $367.3 million, and the typical home spent 700 days on the market.
