South Florida’s top deals: Sterling offloads Broward retail at 24% gain

🏆 Commercial: The top commercial sale to hit records in South Florida was in Coral Springs and Margate, where the Sterling Organization, based in West Palm Beach, offloaded an Aldi-anchored retail center for $46.3 million. The addresses of the complex are: 3200-3470 Northwest 62nd Avenue in Margate, 6166-6210, 6200, 6198 West Sample Road in Coral Springs and Northwest 62nd Avenue in Coral Springs. The buyer was an affiliate of Nuveen Real Estate.

🏆 Residential: Palm Beach had the top home sale to come online. Gary and Kalynn Smith — he is the former COO of Red Bull — dropped $55.2 million, roughly $6,800 per square foot, on an ocean-front property at 1610 North Ocean Boulevard. The sellers were Bryan and Serena Mattson, who purchased the home in 2019 for $25.5 million. It went on the market in September, asking $65 million. Margit Brandt with Premier Estate Properties had the listing, and Todd Peter with Sotheby’s International Realty brought the buyers.

📊 Commercial: In Miami, a waterfront apartment complex at 1940 Bay Drive changed hands for $14.3 million. The buyer was an LLC managed by Kabir Manchanda. The seller, an LLC managed by Erwin Sredni, Jonatan Sredni and Scott Alcus, had purchased the two-story complex, which has 23 apartments and dates to 1955, in 2021 for $7.4 million. The building spans about 29,000 square feet.

📊 Residential: In Boca Raton, J. Henry Scott and Lisa Pasch parted with a home at 148 Thatch Palm Cove for $11.2 million. The buyer was a trust tied to Mary Leiss. The sellers paid $6.7 million for the home in 2021. It spans about 5,500 square feet and dates to 2019. It has five bedrooms and six and a half bathrooms. David Roberts with Royal Palm Properties had the listing, and Arno De Vos with De Vos Real Estate represented the buyer.
