South Florida’s top deals: Dream Motor Group drops $50M on Doral dealerships

🏆 Commercial: Doral had the top commercial real estate transaction recorded in South Florida, where two car dealerships traded for $50 million. The seller was Bill Seidle’s Automotive Group, and the buyer was Dream Motor Group. One property was a Nissan car dealership spanning roughly 48,000 square feet at 10500 Northwest 12th Street, near Miami International Airport, which sold for $27 million. The other was a Mitsubishi locale at 10688 Northwest 12th Street, which went for $23 million. That property measures about 47,000 square feet.

🏆 Residential: The most expensive home sale to hit records was in Manalapan. Rebecca and Antonio Arcaini — he is the founder of German food additive company TA-XAN AG — parted with an oceanfront mansion at 1280 South Ocean Boulevard for $35.1 million. The buyer was Pitchoune Life, LLC. The mansion spans 15,900 square feet and has eight bedrooms, 13 bathrooms and four half bathrooms. It also has a theater, wine cellar and spa — plus a two-bedroom guesthouse. It went on the market with Gary Pohrer of Serhant in May for $56 million. Marine Rollins with Miami Global Realty brought the buyer.

📊 Residential: Victor and Julia Tolkan, co-founders and managing partners at Penzance Assets in Washington, D.C., offloaded a home at 449 Australian Avenue in Palm Beach for $16 million. The buyers were Chris and Ann Cox. The Tolkans purchased the property, which measures about 3,600 square feet and has four bedrooms and five and a half bathrooms, in 2024 for $15.9 million. They listed it for sale in March, seeking just under $17 million for the residence. Dana Landry had the listing, and Patricia Mahaney with Sotheby’s International Realty represented the buyers.

📊 Residential: In Miami Beach, a waterfront home at 66 South Hibiscus Drive changed hands for $12.3 million. The waterfront property spans about 5,600 square feet, pricing the deal at nearly $2,200 per square foot. It was built more than two decades ago and has six bedrooms and five bathrooms. The sellers, Neida and Martha Artiles put the home on the market in July with an asking price of $14 million. Kimberly Rodstein with Douglas Elliman had the listing. The buyers were Michael Holecek, an attorney, and Shrankhla Holecek, founder of skincare and beauty brand Uma.

📊 Commercial: A medical office building known as the Park Creek Surgery Center at 6806 North State Road 7 in Coconut Creek traded for $20 million. The seller was an LLC managed by Fields-Realty LLC. The buyer was an entity tied to Montreal-based Brasswater. The building spans about 128,000 square feet, pricing the sale at about $156 per square foot.

By the Numbers: Property tax burden climbs nationwide, led by major metros

The property tax burden across the country is rising, adding to the affordability crisis homeowners face.Nationwide, the average single-family homeowner saw their tax bills spike by 3 percent year over year, according to research firm Attom. That works out to an increase of $4,427 for the average home valued at $494,231. Meanwhile, the country’s effective tax rate inched up to 0.9 percent in 2025 from 0.86 percent in 2024. It’s the highest rate since 2020.
