Lease roundup: Japanese restaurants, Canadian mining firm ink deals

Plus, Wayfair plans its first South Florida store in Fort Lauderdale

Hoño | Miami

Riviera Dining Group will open a new Japanese steakhouse concept at E11even Club Hotel & Residences Miami. 

Riviera Dining, led by Gregory Galy, leased about 19,000 square feet for Hoño, consisting of a second-floor restaurant and a rooftop, according to a news release from the tower’s developers and Riviera Dining. Hoño is expected to open this year.

PMG and E11even Partners, led by Michael Simkins, Marc Roberts and Dennis DeGori, developed E11even Club Hotel & Residences at 20 Northeast 11th Street in Miami’s Park West. It’s one of the developers’ three E11even condo towers in the same area as the E11even nightclub. 

E11eveen Club is completed, Roberts told The Real Deal last week.

Miami-based Riviera Dining’s restaurants include Mila, Claudie, Casa Neos and AVA MediterrAegean in Coconut Grove and Winter Park, as well as members-only MM concept. 

ITO•Kaya, SunLife Organics | Miami 

A Japanese restaurant and a café are on tap at Naftali Group’s under-construction JEM Private Residences at Miami Worldcenter. 

Restaurant ITO•Kaya, a concept by hospitality group VCR Group in partnership with chefs Masa Ito and Kevin Kim, and Khalil Rafati’s SunLife Organics pre-leased at the tower, according to a Naftali news release. 

VCR — led by David Rodolitz, Gary Vaynerchuk, Conor Hanlon and Chef Josh Capon — also oversees the ITO omakase restaurant and the members-only Flyfish Club. 

Malibu-born SunLife, a juice bar, apparel and organic products company, also plans an outpost in Wynwood. 

Naftali Group, led by Miki Naftali, recently completed the podium level of development of the 67-story, 259-unit JEM. 

The square footage the tenants pre-leased wasn’t immediately provided.

Collective Mining, UF Board of Trustees, more | Miami

Downtown Miami’s Citigroup Center scored a leasing spree.

Publicly traded Canadian mining company Collective Mining moved its headquarters from Toronto to Citigroup Center, the South Florida Business Journal reported, citing the tenant’s SEC filings. The square footage of the 63-month lease wasn’t disclosed. 

The University of Florida Board of Trustees, law firm Kasowitz and venture capital and private equity firm Novi Loren are among the tenants that have moved in, according to JLL’s first quarter Miami-Dade office report. 

Boca Raton-based CP Group, New York-based Monarch Alternative Capital and Philadelphia-based Tourmaline Capital Partners own the 34-story, 810,000-square-foot Citigroup Center at 201 South Biscayne Boulevard, records show.

Wayfair | Fort Lauderdale 

Home goods retailer Wayfair will open its first Florida store at the Galleria Fort Lauderdale indoor mall. 

Boston-based publicly traded Wayfair leased space for a two-story, 94,000-square-foot store, where it will offer items tailored to South Florida’s indoor-outdoor lifestyle and coastal aesthetic, according to a Wayfair news release. The store is expected to open late next year. 

The lease comes amid planned renovation and potential redevelopment of the 800,000-square-foot Galleria at 2414 East Sunrise Boulevard. In September, a joint venture consisting of Russell Galbut’s family office GFO Investments, InSite Group, Atlas Hill Real Estate and Prime Finance bought the mall for $73 million

A potential redevelopment is expected to include residential, according to Wayfair’s release. 

Pizza Queen | Fort Lauderdale 

A New York-style pizzeria will open in downtown Fort Lauderdale. 

Falsetto Hospitality, formerly called Handcrafter Hospitality and led by Marc Falsetto, will open the 1,000-square-foot Pizza Queen restaurant at 1217 East Las Olas Boulevard, according to a Falsetto news release. It’s expected to open this winter. 

The concept was inspired by Falsetto’s wife, Danielle Falsetto. 

Records show the property is owned by Catherine J. Cherry of Fort Lauderdale. 

Siebert Financial | Fort Lauderdale 

The Gebbia family is expanding its Siebert Financial to Fort Lauderdale. 

The publicly traded financial services firm leased 4,000 square feet at New River Trading Post building at 330 Southwest Second Street, according to the South Florida Business Journal. It’s expected to open next month. 

The deal marks Siebert’s expansion in South Florida, after it moved its headquarters from New York to Miami Beach in 2022 during the pandemic-era influx of financial service firms to the tri-county region.  

Muriel Siebert founded Siebert Financial in 1967. The firm is now led by CEO John Gebbia Sr., Gloria Gebbia and their family.

The city of Fort Lauderdale owns the land for the building, and investors Alan C. Hooper, Tim Petrillo and Steve Halmos have a long-term land lease. 

Jim Morlock of Fidelity Real Estate represented Siebert, and Alfie Hamilton of Colliers represented the landlord.

Uniqlo | Aventura, Miami Beach 

A Japanese clothing retailer is on tap at Aventura Mall and on Miami Beach’s Lincoln Road

Uniqlo leased 23,500 square feet at Aventura Mall and 14,300 square feet at 530 Lincoln Road, according to Colliers’ first quarter Miami-Dade County retail report. The Aventura outpost is listed as opening “soon” on the mall’s website. The Miami Beach site is expected to open in the fall, according to the Lincoln Road Business Improvement District. 

Jackie Soffer’s Turnberry Associates and Simon Property Group own Aventura Mall at 19501 Biscayne Boulevard in Aventura. 

Records show Des Moines, Iowa-based Principal Asset Management owns the Lincoln Road building. 

Moritt Hock & Hamroff | Plantation 

A New York-based law firm nearly doubled its Plantation office. 

Moritt Hock & Hamroff now leases 6.500 square feet at the Crossroads Business Park, up from its previous 3,500-square-foot office, according to a news release from the tenant’s broker. 

Brady Titcomb and Ken Morris of JLL represented the tenant. Greg Martin and Justin Cope were part of the Avison Young team that represented the landlord, Vanderbilt Office Properties. 

Moritt Hock’s office is at the Crossroads II building at 8151 Peters Road, one of four office buildings at the Crossroads Business Park. 

Teva Pharmaceuticals, Walgreens, more | Miramar

Four tenants renewed their leases at the Miramar Park of Commerce. 

Teva Pharmaceuticals renewed its 49,600-square-foot office at 3320-3460 Enterprise Way, and Walgreens renewed its 51,900-square-foot lease at 2900 North Commerce Parkway, according to a Miramar Park of Commerce news release. Reliable Automatic Sprinkler renewed its 25,500-square-foot  office and warehouse lease at 9591 Premier Parkway, and cleaning services provider Solid Care Surface renewed its 4,500-square-foot lease at 10300 USA Today Way. 

Goggins and Peter “PJ” Apol represented the business and industrial campus’ owner and developer, Sunbeam Properties & Development, in the renewals. Sky Groden represented Teva, Zach Wendelin represented Walgreens, Ken Morris represented Reliable Automatic, and Rob Foster represented Solid Care. All are with JLL.  

Sunbeam Properties, the real estate firm of the billionaire Ansin family that also owns South Florida Fox affiliate WSVN-Channel 7, developed Miramar Park of Commerce. It spans more than 5 million square feet of office, medical and industrial space, and is home to over 160 companies, the release says. 

DHL Express USA, more | Broward County 

Three office tenants renewed their leases across Broward County.

DHL Express USA renewed its 109,700-square-foot lease at the Cornerstone II building at 1210 South Pine Island Road in Plantation, according to Colliers’ first quarter Broward County report. 

Also, Uniforms Direct, which provides uniforms and scrubs, renewed its 26,000-square-foot lease at Tower 101 at 101 Northeast Third Avenue in Fort Lauderdale; and the Broward Metropolitan Planning Organization renewed its 20,100-square-foot lease at Trade Centre South at 100 West Cypress Creek Road in Fort Lauderdale, according to the report. 

City Furniture | Miami Gardens

City Furniture is staying put in Miami Gardens. 

The home goods store renewed its nearly 287,000-square-foot lease at Bridge Point Commerce Center, according to JLL’s first-quarter Miami-Dade industrial report. City Furniture first leased the space in 2021. Chicago-based Kurv Industrial, previously called Bridge Industrial, is the owner and developer of the 2.6 million-square-foot Bridge Point Commerce Center that sits on 185 acres on the southeast corner of Florida’s Turnpike extension and Northwest 47th Avenue.
