Fox Rothschild | West Palm Beach
A national law firm pre-leased at one of billionaire Steve Ross’ office projects under construction in downtown West Palm Beach.
Fox Rothschild signed a 10-year deal for nearly 17,300 square feet at 15 CityPlace, according to a news release from Related Ross. W Mason is the managing partner of the law firm’s West Palm office.
Construction completion of the 490,000-square-foot 15 CityPlace is expected next year.
Ross stepped back in 2024 from New York-based Related Companies, which he founded over 50 years ago, and launched Related Ross to fully focus on South Florida, primarily downtown West Palm. The firm has 10 office buildings in the city, including those developed, purchased, under construction and planned.
15 CityPlace is part of a two-building project with 10 CityPlace. Tenants signed include Cleveland Clinic, which pre-leased 129,700 square feet for an outpatient center at 15 CityPlace. Others committed to space in the building are BDO, Shutts & Bowen and Inclenberg Investments, according to the release.
AbbaDox, CrossCountry Mortgage, more | Aventura
Inmobiliaria Brom scored nearly 50,000 square feet of new leases and renewals at its three-building O Towers office complex in Aventura.
Outpatient radiology operations platform AbbaDox leased 8,600 square feet; retail mortgage lender CrossCountry Mortgage leased 2,000 square feet; and financial institution ASA leased 6,600 square feet, according to a news release from the landlord’s broker.
Small business financial solutions provider Premium Merchant Funding leased 5,000 square feet, and Keller Williams leased 4,000 square feet.
Also, SI Story leased 2,000 square feet, and Big Think Capital leased 6,000 square feet, according to the release.
Juan Ruiz and Jack Davidson of Blanca Commercial Real Estate, which is led by Tere Blanca, represented the landlord in the deals.
Jonathan Kingsley and Zach Smith of Colliers represented AbbaDox, Adriano Salucci and Josh Rosa of Apex Capital Realty represented CrossCountry Mortgage, and Daniel Ickowicz of Elite International Realty represented ASA. Stan Goldberg of Gold Harbor Realty represented Premium Merchant Funding, and Angelo Beacon-Paglia of Keller Williams represented the real estate brokerage. Phillip Tartakovsky of Silmar Realty represented SI Story, and Tyler de la Peña and Adam Meitus of JLL represented Big Think Capital.
The deals come after ReturnPro, a company that helps retailers, brands and other sellers with product returns, leased 15,200 square feet at O Towers.
Inmobiliaria Brom, an Aventura-firm led by Ariel Bromberg, developed O Towers, which includes the nine-story White Tower at 21500 Biscayne Boulevard and the four-story Red Tower at 21550 Biscayne Boulevard, both in Aventura. The third building, the 28-story Onyx Tower, is at 1010 South Federal Highway in Hallandale Beach, immediately north of Aventura.
Pro Bodytech Empire, Miami Children Pediatric Services | Miami-Dade County
Summit Property Group’s shopping plaza near Florida International University is now fully leased.
Pro Bodytech Empire, a gym, leased 11,600 square feet, taking over YouFit’s former space, and Miami Children Pediatric Services leased 2,800 square feet at University Shoppes at 1615 Southwest 107th Avenue, according to a news release from the landlord’s broker. The property is in unincorporated Miami-Dade County.
Karen Maerovitz and Daniel Solomon of Katz & Associates represented the landlord. Marlen Cruz of Cruz Commercial Realty represented Pro Bodytech.
An entity affiliated with Summit Property Group, led by managing partner Gabi Harkham, owns University Shoppes, records show. The shopping center was built in 1987 and 1988 on nearly 8 acres.
Cole, Scott & Kissane | Miami-Dade County
Law firm Cole, Scott & Kissane expanded its Miami-Dade County office presence.
Cole Scott leased about 21,000 square feet at One Datran Center at 9100 South Dadeland Boulevard, according to a news release from the landlord’s broker. One Datran Center is near Dadeland Mall in unincorporated Miami-Dade’s Kendall neighborhood.
Jeannette Mendoza of Cushman & Wakefield represented the landlord, Boca Raton-based IP Capital Partners. Shay Pope of Stream Realty and Michael Phipps of CBRE represented the tenant.
The lease complements Cole Scott’s nearby Miami-Dade office where it has 205 attorneys, the release says.
One Datran Center is an 18-story building, part of the Datran Center complex that also includes a 17-story office building at 9130 South Dadeland Boulevard. They’re attached to a Marriott hotel and Dadeland South Metrorail station.
Peppi’s Pizza | Fort Lauderdale
Peppi’s Pizza, known for its New York-style pizza, is expanding to Fort Lauderdale.
The pizzeria, led by chef and owner Ryan McKeown, leased 2,100 square feet at the Gateway Shopping District at 1900 East Sunrise Boulevard, according to the broker’s news release.
Jaime Sturgis of Native Realty represented the landlord. Jeremiah Adler, also of Native, represented the tenant.
Entities tied to Fort Lauderdale-based Native Realty own Gateway Shopping District.
Peppi’s lease comes after northern Italian restaurant Barolo, coffee shop Pulp & Press and artisanal perfumes store De la Fontaine Naturals, which started in South Africa as a boutique natural perfumery, leased at the shopping center.
Peppis’ Pizza already has an outpost in the Miami Design District, and opened a Peppi’s Steaks & Hoagies at Brightline’s MiamiCentral station, according to the release.
Composure Club | Boca Raton
A new gym and wellness concept will open in Boca Raton.
Composure Club, founded by David Somberg, leased 13,900 square feet at The Courtyard on Spanish River at 500 Northeast Spanish River, according to a news release from the landlord’s broker. The tenant is expected to open late this year.
Mitch Heifetz of Newmark represented the landlord, and Jared Robins of InHouse Commercial represented the tenant.
Beverly Hills-based Brickstar Capital bought Courtyard on Spanish River in 2022 for $12.6 million, records show. The mixed-use complex consists of 56,000 square feet of offices and retail.
Brickstar worked on a multimillion dollar renovation of the property, including the courtyard, façade and interior common areas. The tenant lineup includes Image Studios, Mane Coffee,
The Sweat Room Pilates, Intensity X3 Fitness & Kickboxing and Eleven Eleven Skin.
Ocean Bank | Doral
Ocean Bank opened its second branch in Doral.
The bank leased 2,000 square feet at 8802 Northwest 36th Street, marking its 25th outpost, according to the bank’s news release. The branch is led by Henry Lacayo, vice president and business banking branch manager at Ocean Bank.
