One of the Mas brothers proposed a massive industrial project with affordable housing, retail and restaurant space on 162 acres near Miami Gardens.
Landmark QOZB Construction, an entity managed by Juan Carlos Mas of Coral Gables-based MAS AJP, filed a pre-application for the project planned for 20000 Northwest 47th Avenue in unincorporated Miami-Dade County, real estate website Florida YIMBY reported. Modis Architecture is designing the development.
The proposal is for at least five warehouses on 90 acres spanning 1.6 million square feet, combined, though the site plan indicates the industrial space may be much larger at nearly 4 million square feet.
A roughly 7-acre portion of the site is designated for 190 affordable apartments designated for households earning up to 120 percent of the area median income. Miami-Dade’s annual AMI is $89,800, according to the Florida Housing Finance Corporation. Also on the 7-acre portion, the developer proposes about 24,000 square feet of retail and restaurants.
Amenities would include a 36,600-square-foot community center, athletic fields and a 14.7-acre park running through parts of the site.
Records show Miami-Dade County owns the entire site.
Developers file pre-applications as the first step in a proposal, allowing them to receive county staff members’ input on projects before they submit official applications.
MAS AJP, which also is led by Alberto Perez, has large projects in the works elsewhere in Miami-Dade. Last year, in the Naranja neighborhood in south Miami-Dade, it proposed 293 row houses on the northeast corner of South Dixie Highway and Southwest 280th Street in the Mandarin Park mixed-use complex. The project also calls for a 2,100-square-foot meeting hall, a 5,500-square-foot community center and outdoor spaces.
Mas’ brothers are Jorge and José Mas, who are among the investors in Major League Soccer team Inter Miami and the Miami Freedom Park mixed-use complex, where the team’s Nu Stadium recently opened.
