The developer of a spec home on the Venetian Islands entered into a contract to sell the property, asking nearly $20 million.
The pending deal is one of the 21 luxury home contracts signed in Miami-Dade County between June 1 and June 7, according to the weekly report by Douglas Elliman’s Eklund-Gomes team.
The report tracks listings of homes and condos asking $4 million and up in Miami-Dade that are included in the Multiple Listing Service. The properties spent an average of 153 days on the market.
The asking dollar volume for the 17 single-family homes and four condos under contract last week totals $171.9 million, according to the report published by the team led by Fredrik Eklund and John Gomes. Thirty-two luxury listings were added to the market, for a total of 1,156 listings.
The single-family homes that entered into contract last week have an average asking price of $8.8 million and spent an average of 171 days on the market. They total $150 million in asking dollar volume.
At the top of the report is the waterfront home at 1045 North Venetian Drive in Miami. The 6,370-square-foot, six-bedroom and seven-and-a-half-bathroom house was developed by the Boschetti Group and built by Insignia Construction Company, according to the listing. It’s on the market with Maurice Boschetti of Compass. The 0.2-acre property includes a summer kitchen, heated pool and 60 feet of water frontage. The lot previously sold for $5.5 million in 2021.
The condos that secured buyers last week have an average asking price of $5.5 million and spent 77 days on the market, on average. They total $21.9 million in asking dollar volume, or an average of $2,500 per square foot.
The priciest condo to enter into contract is a sky villa at the Ritz-Carlton Residences, Sunny Isles Beach. Unit 4701 at 15701 Collins Avenue is on the market for $6.5 million with Serhant’s Matt Van Wie. The 3,080-square-foot, three-bedroom and four-and-a-half-bathroom unit includes two terraces. A company led by Marcelo Mackinlay paid $5.4 million for the condo in 2022, records show.
Last week in New York, buyers signed contracts for 36 homes, according to Olshan Realty. Their combined asking price is $265.8 million, and the typical home spent 453 days on the market.
The previous week, buyers signed 28 contracts for properties in Miami-Dade, asking a combined $320.1 million.
