An oceanfront Pompano Beach mansion fetched $13.8 million, making it the city’s most-expensive single-family home sale ever.
The sale of the 7,760-square-foot home at 2306 Bay Drive broke down to $1,780 per square foot. It shattered the previous record set by the sale of a home at 2593 Southeast Eighth Street for $10 million, according to Premier Estate Properties estate agent Kevin Kreutzfeld, who represented the sellers in the deal.
Seattle developer Harold Griffith and his wife, Joan Griffith, bought the property from an affiliate of developer Leathem Stearn after selling their home in Fort Lauderdale for $21.8 million.
That home was a 10,100-square-feet waterfront mansion built in 2018. It housed Griffith’s 145-foot Christensen superyacht. This is the first time the home has sold, the South Florida Business Journal reported.
Now the Griffiths are putting down roots in Pompano Beach.
The home was built in 2004, and it has five bedrooms, six-and-a-half bathrooms, a four-bay garage, a movie theater and a gym. It also has a pool with a water slide, rope swings and a swim-up bar.
Replicating the home, with its direct oceanfront access and lighthouse view, would cost a fortune, Kreutzfeld said.
The sale reflects Pompano Beach’s luxury development boom, as high-end brands flock to the city’s untapped coast. Projects like The Ritz-Carlton Residences, W Hotel and Waldorf Residences have already snapped up oceanfront sites, while developers continue to target the area for its relative affordability compared to neighboring markets.
Pompano Beach has invested millions of dollars into upgrading infrastructure, revitalizing public spaces and bringing in massive mixed-use commercial projects, according to the City of Pompano Beach.
The transformation is catching developers’ eyes.
Pompano Beach “is becoming a world-class destination and bringing in a whole new wave of wealth,” Kreutzfeld said. “It is quite a great value compared to what some of the sites in Sunny Isles and Miami are going for, and developers are seeing that value.”
Home buyers see it too.
Kreutzfeld said this sale establishes a “new benchmark” for Pompano Beach’s ultra-luxury market. He expects to see many more eight-figure home sales in the near future. Pompano’s previous record-holder, which sold in 2023, is back on the market for $15 million.
