Bachow, partners greenlit for more resi units in downtown Fort Lauderdale

Developers of 11 North Andrews won city approval to raise the number of units to 378, while reducing height

Noah Bachow and partners won city approval to build 20 percent more multifamily units at 11 Andrews Avenue, a 27-story mixed-use development in downtown Fort Lauderdale.

The Fort Lauderdale City Commission unanimously voted Tuesday to approve the developers’ proposals to raise the number of units from 316 to 378, and to approve the development’s design in Fort Lauderdale’s high-density downtown zoning district. 

The commission approved the density increase by allocating 62 “flex units” from a city-wide inventory of about 1,300. They allow the city, on a case-by-case basis, to make developments denser than standard limits imposed by zoning.

Two entities, Bachow Fam OZ Fund LLC and IRE Andrews Ave LLC, acquired the downtown development site in 2023 for $8 million, according to property records. The former Goodyear Auto Service location is one block east of the Brightline train station. The site is in a federally designated Opportunity Zone, which means the developers can raise capital from investors seeking tax cuts for investing in impoverished areas.

Miami-based developer Noah Bachow leads Bachow Fam OZ Fund LLC, and IRE Andrews Ave LLC is led by New York City-based Steven Kassin and David Berg in Miami Beach, according to state records.

The developers won city approval for two versions of the development. In April 2023, the city approved a height of 23 stories with 316 multifamily units, and in December 2023, the city approved an amended site plan that added 1,500 feet of commercial space and raised the development’s height to 37 stories.

The newly approved design added multifamily units, lowered the building height, and increased the commercial space to 5,600 square feet. 

The new design deviates from design standards in Fort Lauderdale’s downtown zoning district. The size of the development’s floorplate is 20,020 square feet, 60 percent more than the standard limit of 12,500 square feet, intended to encourage slender towers. 

Architect Cube 3, LLC designed the project with vertical fins of LED lighting from the top of the building to the bottom, creating the image of two adjacent buildings with smaller floorplates.

Planned amenities include a rooftop spa, lounge, swimming pool and pool deck. The 378 multifamily units include 36 studios ranging from 460 square feet to 494 square feet, 252 one-bedroom units ranging from 600 square feet to 1,100 square feet, and 90 two-bedroom units from 960 square feet to 1,300 square feet.
