🏆 New Building: The largest construction permit, valued at $164.5 million, is for The Well Coconut Grove development at 2835 Tigertail Avenue in Miami. David Martin’s Terra and AB Asset Management secured the permit for a 447,969-square-foot mixed-use project that includes condominium units and retail space. The developers acquired the Coconut Grove site in 2021 for $21.7 million and secured a $410 million construction loan in January from Tyko Capital, a New York-based real estate firm backed by billionaire Paul Singer’s Elliott Investment Management.

🏆 New Building: The top residential permit was valued at $5 million for a new two-story, 10,188-square-foot waterfront mansion at 3301 Flamingo Drive in Miami Beach. The property is owned by Ara and Rachel Lee Hovnanian. Ara Hovnanian is CEO of national homebuilder Hovnanian Enterprises. The property traded for $10.8 million in 2024.

🏆 Alteration: The biggest alteration permit was for a $43 million renovation of the Palm Beach County Courthouse at 205 North Dixie Highway in West Palm Beach. The project includes renovations and construction work on the first, seventh and eighth floors of the building. The site last sold for $5.4 million in 1984.

📊 Demolition: Allen Morris Company obtained permits to demolish the commercial buildings at 3000 Ponce de Leon Boulevard and 225 Malaga Avenue in Coral Gables, where plans are underway for the 11-story, 58-unit Ponce Park condo project. The developer scored a $132.5 million construction loan in January from Arkansas-based Bank OZK.

📊 Demolition: David Levary, a partner and fixed income & macro portfolio manager at Chicago-based Balyasny Asset Management, secured a permit to demolish an existing home at 409 East San Marino Drive in Miami Beach, work that’s estimated to cost $20,000. The waterfront property sold for $10.8 million in March 2025.

📊 Demolition: Andrew Joblon, managing principal and founder of investment firm Turnbridge, obtained a $45,450 permit to demolish the home at 770 Lakeview Drive in Miami Beach. The property traded for $9.4 million in February.
