Aimco lures Daniel’s steakhouse concept to Edgewater condo project

Gioia Hospitality Group signed 11,500 sf lease amid ownership REIT’s liquidation

A real estate investment trust that’s liquidating its holdings still managed to snag a high-profile restaurant lease for a condo development in Miami’s Edgewater neighborhood.

Thomas and Kassidy Angelo, the father-daughter restaurateur duo behind the Michelin Guide-recognized Daniel’s, A Florida Steakhouse in Fort Lauderdale, are gearing up to open a waterfront restaurant at Aimco’s planned condo tower at 560 Northeast 34th Street, overlooking Biscayne Bay.

Gioia Hospitality Group signed an 11,500-square-foot lease, including 2,500 square feet of outdoor dining space, on the ground floor of the development, according to a news release. 

A spokesperson for the company declined to disclose the lease terms, but said the concept is expected to open late next year or early 2028. 

The restaurant at the 38-story tower will feature a steak and seafood-focused menu and an outdoor waterfront bar. Additional details, including the restaurant’s name and final concept, will be announced later.

Rockwell Group, the architecture and design firm founded by David Rockwell, is designing the space. Michael Silverman and Jeff Evans of Comras Company represented the landlord in the lease deal.

Aimco, led by CEO Wes Powell, announced plans for the Edgewater condo project in 2022. It was originally planned as a 60-story building until the Miami Urban Development Review Board voted against the proposal later that year.

In December 2024, the Denver-based real estate investment trust secured $228 million in construction financing for the development, comprising a $172 million loan from Apollo Global Management and $56 million in preferred equity from partner Sixth Street.

In February, Aimco shareholders approved plans to liquidate the company through the sale of its remaining assets. At the time, its portfolio included 15 stabilized apartment communities, three recently completed developments, one project under construction and various land holdings across New York, Georgia, Illinois, California, Tennessee and Florida.

The project is situated immediately south of Aimco’s former 28-story, 276-unit Hamilton rental tower at 555 Northeast 34th Street, which it sold to Kushner Companies in 2024 for $190 million. 

Gioia Hospitality purchased the more than 7,500-square-foot Fort Lauderdale property at 620 South Federal Highway in 2024 to open Daniel’s, replacing the former Canyon Restaurant, which had occupied the site for nearly 30 years. 

Daniel’s Fort Lauderdale location features a 4,500-square-foot main dining room with seating for 127 guests, including a six-seat chef’s counter and a 17-seat bar, as well as a private dining room that accommodates up to 25 people.The group opened D’s Sports Bar next door in early 2025.

Daniel’s Miami launched its Coral Gables spot last summer at the former Fiola Miami location at 1500 San Ignacio Avenue, which they co-owned and operated alongside Chef Fabio Trabocchi. The restaurant ranked No. 40 globally on the 2026 World’s 101 Best Steak Restaurants list, landing No. 7 in North America and No. 6 in the U.S. 

Gioia’s La Sponda at Vita at Grove Isle is slated to open later this year. Ugo Colombo’s firm, CMC Group, completed the 65-unit project late last year.
