South Florida’s top deals: Deerfield Beach industrial site trades for $65M

🏆 Residential: The top residential sale recorded in South Florida was in Miami Beach, where homebuilder Adrian Pedro sold a double-lot estate at 145 and 149 Palm Avenue on Palm Island for $40 million. The buyers were Ben Ling, a venture capital investor, and his partner Christopher Coudron, co-founder of Hedge Labs. Pedro had owned the site, which includes a cabana, pool and tennis court, for decades. It hit the market in September with an asking price of $59 million. Chad Carroll and Jesus Adrian with Compass had the listing, while Liz Hogan, also with Compass, represented the buyers. Ling and Coudron own the neighboring mansion at 135 Palm Avenue.

🏆 Commerical: An industrial complex in Deerfield Beach at 333 South West 12th Avenue, the printing press for the Sun Sentinel newspaper, sold for $65 million. Gramercy Property Trust was the seller, and 333 Deerfield Industrial LLC was the buyer. It spans about 382,000 square feet. Gramercy Property Trust purchased the site a decade ago for $25.5 million.

📊 Commercial: Rental car company Hertz offloaded three parking lots, one with an address at 2301 Northwest 37th Avenue, for $13.2 million. The buyer was an affiliate of Realterm, a logistics and real estate investment company based in Annapolis, Maryland.

📊 Commercial: A warehouse in Tamarac at 10151 North West 67th Street traded for $11.5 million. JBJE Commercial Properties LLC, affiliated with Jay Cohen, was the seller. An LLC attached to Celsius Inc. was the buyer. The warehouse spans 95,000 square feet. 

📊 Commercial: In Boynton Beach, a shopping center at 140 North Congress Avenue sold for $9.6 million. The seller was Forum Shoppes of Boynton Beach LLC, and the buyer was Forum Shoppes Boynton Beach LLC. The lot has about 84,200 square feet of retail space breaking the sale down to $114 per square foot.

📊 Commercial: Dallas-based Tabani Group purchased the Wynwood Jungle retail complex at 43-75 Northwest 23rd Street in Miami for $25.7 million. The seller of the nearly 39,000-square-foot complex was Robert Rivani. The site dates to 2016 and sits on a 0.7-acre lot.

📊 Residential: In Pinecrest, Dr. Sidiq Aldabbagh and his wife, Dima Al Youzbaki, picked up a home at 6201 Southwest 112th Street for $12.9 million. The seller was an LLC managed by real estate agent Carlos Calil. The home spans about 2,800 square feet and has five bedrooms and four bathrooms.

📊 Residential: A home in Boca Raton at 9105 Pintura Way sold for nearly $8.1 million. Eric and Stephannie Ginnis were the sellers. J2NT LLC was the buyer. The home has five bedrooms with six and a half baths, measuring about 11,000 square feet. Noah Heller with EXP Realty had the listing and Andressa Reis with Vantasure Realty brought the buyer.
