Boca Raton mansion leads Palm Beach County contracts with $19M asking price

Buyers signed 13 contracts totaling $73M last week

A Boca Raton mansion in the Royal Palm Yacht & Country Club led Palm Beach County’s luxury market last week, landing a contract with a $19 million asking price. 

Buyers signed 13 contracts totaling $73 million in asking dollar volume between July 6 and July 12, according to a weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks listings in Palm Beach County above $3 million.

The previous report recorded 16 contracts totaling $92 million in asking dollar volume. 

Eight of the contracts marked pending last week were for single-family homes. They totaled $49.2 million in asking dollar volume and spent an average of 124 days on the market. The average contract price was $6.2 million, or about $1,340 per square foot. 

Five condo contracts were signed last week, totaling $23.8 million in asking dollar volume. They spent an average of 181 days on the market and had an average contract price of $4.8 million, or about $1,580 per square foot. 

The priciest home to go under contract was a 10,200-square-foot property at 191 West Coconut Palm Road with an asking price of $19 million, or about $1,870 per square foot. David Roberts of Royal Palm Properties listed the property. Property records list the owner as the 434 South Maya Palm Drive Real Estate Trust, with Jeffrey Levine serving as trustee. The trust acquired the site for $8.2 million in 2022. 

The 2025-built waterfront home includes six bedrooms, seven bathrooms and three half-baths. It also has a club room with a full bar, a gym, an elevator, a covered loggia with a summer kitchen, a pool and a private dock with access to the Intracoastal Waterway, according to Zillow. 

A 2,760-square-foot home at 285 Orange Grove Road in Palm Beach was the second-priciest home to go under contract, with an asking price of $6.3 million, or $2,270 per square foot. Christian Angle of Christian Angle Real Estate had the listing. Property records list HV LLC as the owner, which acquired the property for $4.9 million in 2024.

The 1944-built home has four bedrooms and four bathrooms. It also has a bar, a patio, an eat-in kitchen and a courtyard entry, according to Zillow. 

The most expensive condo to go under contract was a 3,240-square-foot unit in The Ritz-Carlton Residences, West Palm Beach at 1717 North Flagler Drive. Unit 2506 has an asking price of $7.8 million, or about $2,400 per square foot. Chris Leavitt and Ashley Deflin McIntosh of Douglas Elliman listed the property.

The condo has three bedrooms, three bathrooms and one half-bath. The property includes 24-hour valet, a gym and fitness studio and pool, according to Zillow.
