A planned Fisher Island mansion asking $32 million led last week’s signed contract activity in Miami-Dade County.
Buyers signed nine contracts totaling $79.8 million in asking dollar volume between July 13 and July 19, according to a weekly report by Douglas Elliman’s Eklund-Gomes team. The report tracks listings in Miami-Dade asking $4 million and above.
The previous report recorded 12 listings with a total asking dollar volume of $123.9 million.
Six of the contracts marked pending last week were for single-family homes. They totaled $59.9 million in asking dollar volume and spent an average of 177 days on the market. The average contract price was $10 million, or about $1,360 per square foot.

A 14,800-square-foot property under construction at 1011 Links Drive was the priciest home to secure a buyer. The mansion, asking about $2,160 per square foot, will have five bedrooms, four bathrooms and a pool upon completion, according to the listing. Construction is expected to be completed next year.
Dora Puig of Luxe Living Realty holds the listing. Property records list the current owner as the Hal Mintz 2021 family trust, managed by Allison Mintz and Robert Grundstein. The trust acquired the 0.34-acre lot for $9.5 million last year. This deal has been under contract since last year. The contracted status was renewed in the MLS.
Three condos with a total asking dollar volume of $19.9 million also went under contract last week. They spent an average of 172 days on the market and had an average contract price of $6.6 million, or about $1,640 per square foot.

The most expensive condo to enter into contract was a 5,450-square-foot townhouse in Miami Beach’s Portofino Tower at 300 South Pointe Drive. It’s asking $9.5 million, or roughly $1,740 per square foot.
Unit 3103 has three bedrooms, four bathrooms and two half-baths, according to the listing. It also includes a private elevator entry, a 600-square-foot disco room with a Rolls-Royce-inspired starlight ceiling, a media room with sunrise and sunset views and a living area with a bar.
Dora Puig of Luxe Living Realty is also the listing agent for this unit. Jerrold Bair and Nancy Blair own the townhouse unit, according to property records. The couple bought the condo for $1.4 million in 1997.
Last week in New York, buyers signed contracts for 27 Manhattan homes, according to Olshan Realty. Their combined asking price is $205 million, and the typical home spent 415 days on the market.
