🏆 Residential: The priciest home sale to hit records in South Florida was in Miami’s Ponce-Davis neighborhood. An LLC managed by Christophe Scherman parted with the roughly 10,000-square-foot mansion at 5545 Southwest 81st Terrace for $18.9 million. An entity led by telecommunications executive Meinrad Spenger bought the house. Built this year, the home sits on a nearly 1-acre lot and has seven bedrooms and seven and a half bathrooms. It also has a separate guest house. David Siddons with Douglas Elliman represented the seller, and Wesley Ulloa and Christopher Borchetta with Luxe Properties brought the buyer. The home’s most recent asking price was $22 million.

🏆 Commercial: Miami also recorded the most expensive commercial transaction in the region, with the sale of the buildings at 380 and 320 Northwest 26th Street for $24.5 million. The Wynwood property totals 13,000 square feet of interior space. The seller was a New York company tied to David Edelstein, and the buyer was a company linked to developer and investor Moishe Mana. Pastis and Apparatus are the tenants. Tony Arellano and Devlin Marinoff with Dwntwn Realty Advisors brokered the deal.

Commercial real estate executive Christopher Hameetman and Joanna Hameetman bought the nearly 6,200-square-foot home. It has five bedrooms and five and a half bathrooms. Built in 2022, the property last traded for $8 million that year. Rob Thomson with Waterfront Properties & Club Communities had the listing. The Belskis first put the home on the market in March 2025, with an asking price of just under $16 million. Its most recent listing price was $11.8 million.
