Serhant expands to D.C., Maryland, Virginia

Brokerage launches another East Coast outpost with 35 agents

Ryan Serhant is taking the next step in his quest for East Coast domination.

His eponymous firm is setting up shop in Washington, D.C., and surrounding areas in Maryland and Virginia with 35 agents, the brokerage announced on Wednesday. The move comes roughly four months after the celebrity broker extended his reach to Phoenix —  the firm’s first Western outpost since it embarked on a steady expansion two years ago.

Maryanne Moyers, a former branch vice president with Weichart, Realtors, will serve as the principal broker for the region and will lead the brokerage’s operations alongside three founding agents, including MJ Frazier, Lizzy Conroy and Antonio Nguyen.

“This move marks more than just a new chapter, it’s a strategic partnership with a company that shares my vision for the future of real estate,” Moyers said in a statement.

In total, the firm’s new agents, including recruits from Keller Williams, Corcoran, Washington Fine Properties and Compass, have closed $500 million in sales over the past year.

Frazier is joining Serhant from Real Luxury along with his six-person team known as the RAZR Group. The team, which closed $120 million in sales in the last year, is managing more than a dozen new development projects in the area, including a 20-unit condo in Petworth with a projected sellout of $9.5 million and an 18-unit building in Brentwood targeting a sellout of more than $10 million.

Conroy, previously with Keller Williams Realty McLean/Great Falls, heads the nine-person HBC Group, which placed fifth among medium teams in Virginia in RealTrends 2024 ranking with $103 million in sales.

Nguyen, the final founding agent, is coming from Keller Williams, where he closed $40 million in sales in the past year. He’s joined by three members of the Nguyen Chon Team.

Serhant’s expansion into the D.C. area comes as the region has scored a number of record-breaking deals, including the $25 million sale of Bret Baier’s estate on Foxhall Road to Howard Lutnick.

Other brokerages have also sought to cash in on the action. Earlier this year, Compass acquired one of the region’s leading brokerages, Washington Fine Properties, bringing its 150 agents into its fold.

Celebrity broker Ryan Serhant founded his company in 2020 in New York, where it quickly climbed the ranks of the top brokerages in Manhattan. The firm placed sixth in The Real Deal’s latest rankings of the top firms by sales volume, with more than $550 million in closed sell-side deals.

Serhant began expanding across the East Coast in April 2023, adding outposts in Florida, New Jersey, Pennsylvania, Connecticut and the Carolinas. Now the brokerage has over 1,000 agents across 11 states and D.C.

But Serhant’s efforts to add new territory has encountered pushback, including multiple lawsuits alleging he poached agents and stole trade secrets. One such lawsuit was filed in South Florida in 2023, but a judge dismissed the $10 million claim earlier this year.
