Douglas Elliman’s chief marketing officer exited the brokerage and is being replaced by a former marketing vice president amid a marketing shakeup, The Real Deal has learned.
Stephanie Garbarini is no longer employed by Elliman as of earlier this week. Garbarini joined the company in 2019 under then-brokerage president Scott Durkin, who was terminated last year.
Garbarini was not immediately available for comment.
Prior to real estate, Garbarini worked in the fashion industry, including more than eight years at J. Crew, where she assisted with launching the company’s website. She also worked at Barneys, where she built a holiday campaign with the Food Network, according to an interview published by Elliman.

Natalie Passerini will become Elliman’s new CMO, according to a press release. It marks a return to Elliman for Passerini, formerly Natalie Gilmore, who was previously a vice president of marketing at the company. Her 15-year career includes working at Sotheby’s International Realty and PlanOmatic, according to the release.
Elliman said it is focused on its rebrand, led by the creative agency Watson.
Michael Liebowitz took over Elliman as president and CEO last year following Howard Lorber’s sudden resignation. Its most recent earnings report showed that the company lost nearly $25 million in the third quarter, an improvement compared to the same period in 2024.
Liebowitz has been a vocal defender of the firm, insisting it is “not for sale” after Anywhere Real Estate was reported in May to have offered the brokerage a merger. A deal never materialized, and Anywhere instead struck a seismic merger with Compass in September.
“While others in the industry are pursuing consolidation and platform integration, we remain committed to deepening our leadership in the luxury segment, a category that is synonymous with our brand,” Liebowitz said on the company’s earnings call last month.
