The first 100 days of any political term is the typical time to take stock. New York City Mayor Zohran Mamdani is not being spared of the treatment.
On the latest episode of The Real Deal’s “Deconstruct” podcast, senior reporter Kathryn Brenzel walks listeners through the first three months and changes of Mamdani’s administration through the eyes of the real estate industry.
Mamdani burst into office with a message of fighting for the common New Yorker and against corporate interests, leading to plenty of fear from developers and members of the industry. Mamdani’s promise of a rent freeze on rent-stabilized apartments — a sector already struggling — garnered particular concern.
While his administration held “rental ripoff” hearings and tried to intervene in at least one notable portfolio sale, the impact on the industry is more nuanced. The rent freeze hasn’t come to fruition and the mayor talks about it less, though his appointees are still taking up that mantle.
Mamdani also shifted gears on a campaign promise to expand the city’s housing voucher program, continuing a legal fight to slow it down, a confrontation with the realities of the job and the budget.
It’s still early in his tenure, however, and there’s still much to learn about Mamdani’s housing priorities, which are expected to take center stage with a plan on track to be released next month.
This episode of “Deconstruct” also breaks down more in the week of real estate news: a record office rent achieved by Stefan Soloviev in Manhattan, Andrew Chung’s addition to the C-suite of Gary Barnett’s Extell Development, the dust settling on the transaction unfolding at the Transamerica Pyramid in San Francisco and the office revival dreams of Shanna Khan — daughter of the Jacksonville Jaguars owner — in the Fulton Market district of Chicago.
