The latest plans for a student-housing tower in Midtown took a shave in the number of apartments, but it offers something that will come in handy during final exams: A ground-floor coffee shop.
Chicago-based Core Spaces revealed its plans in a permit filing for the proposed high-rise at 155 7th Street, Urbanize Atlanta reported.
The project is called Hub Cypress, a nod to the developers’ hopes of offering a design that fits with transit links in the area. The project, if approved, would rise next to the Historic Academy of Medicine, a protected landmark that Georgia Tech uses for events.
The Cypress Hub, bound to be 20 stories or more, would be built on what is now a parking lot covering just less than an acre next to the Spire Midtown condominium complex, and south of The Biltmore at Midtown apartments.
Core Spaces trimmed its original plan — 295 apartment units with an average of four tenants per unit, with no commercial space.
The revision wants 265 units with a 1,600-square-foot coffee shop facing 7th Street.
Three floors of parking would be above ground due to a MARTA tunnel that runs directly under the property. About half of the 161 parking spaces would be made available to Georgia Tech for events at the Academy of Medicine next door.
The relatively low parking density would be offset by a generally low rate of automobile use by students, an expectation fostered in part by the area’s transit links.
Hub Cypress would be Core Spaces’ second student-housing project in Atlanta. The developer’s 292-unit Hub Atlanta opened last fall.
The city’s Office of Buildings is slated to hold a hearing on Core Spaces’ Hub Cypress application next month.
