New plans have emerged for a significant mixed-use development near Truist Park in Cobb County.
The proposal from Rass Associates includes a 20-story apartment building with 650 units, two commercial buildings totaling 175,000 square feet and an office building that could rise up to 12 stories and span 200,000 square feet, the Atlanta Business Chronicle reported. Documents filed with the state’s Developments of Regional Impact program also detail a 250-key hotel to be built at the site. The development will include a public plaza, a park and 1,700 parking spaces.
The 8.7-acre site at 2800 and 2810 Spring Road in Smyrna is just a mile from Truist Park, the home stadium of the Atlanta Braves, and across Interstate 285 from Cumberland Mall, making it a prime location for a large-scale project. The property has been a target for redevelopment for years, with previous plans falling through due to zoning and legal issues.
Rass Associates, a company linked to Rajiv Goswami of Roswell, also filed smaller-scale plans for the site in 2021. That vision included a 350-unit apartment building and a 200-key hotel. The latest plans suggest much more for the area.
This development comes amid expectations of lower interest rates as the economy slows, with commercial construction struggling under higher financing costs and tighter lending.
A 2017 plan by Westplan Investors Acquisitions to develop the site as a “gateway” to Smyrna was rejected by local officials the following year. Westplan had purchased the site for $7.3 million. The deal for that development also devolved into lawsuits, bankruptcy and accusations of fraud.
