Two of Atlanta’s most recognizable office towers, the King and Queen buildings at Concourse Corporate Center, are under new leasing management.
Newmark Group, Atlanta’s fifth-largest commercial real estate brokerage, has secured the assignment for the Sandy Springs campus at 5 Concourse Parkway, which is owned by Building and Land Technology.
Newmark’s Brad Kirschner is leading the leasing team alongside Stewart Thrash, RJ Zurak and Craig Kalinowski.
Concourse Corporate Center has secured over 400,000 square feet of office leases since January 2023, according to Newmark. Remaining availabilities include a 150,000-square-foot block and 24,000 square feet spread across the top two floors of the King building.
The buildings are part of a submarket about 15 miles north of downtown Atlanta that has experienced a major surge in leasing activity. Earlier this year, Newell Brands finalized a 180,000-square-foot lease in the Queen building. The deal was brokered by Cushman & Wakefield, which previously had the leasing assignment. In October, American International Group (AIG) announced a similar-sized lease at nearby Perimeter Summit.
Across Atlanta, leasing activity has reached 10.6 million square feet year-to-date, making this one of the busiest years for office deals since the pandemic. Large leases — many exceeding 100,000 square feet — are being driven by sectors such as banking, finance, insurance and real estate, according to Avison Young.
Significant leases in central Atlanta this year include CONA Services’ move to 49,000 square feet in the iconic Ponce City Market in Midtown, which is located at 675 Ponce De Leon Avenue.
