Portman Holdings restructured its leadership team to help manage its $5 billion development pipeline.
The local developer promoted Travis Garland to Chief Development Officer and Andy Kroll to Chief Operating Officer, the Atlanta Business Chronicle reported. The leadership change will take effect in April.
Garland, formerly managing director of office, will oversee operations across all asset types, while Kroll, who previously served as Senior Vice President of Asset Management, will take over for Michelle Barton, who is retiring.
Garland’s new role will place him at the center of Portman’s expansion strategy, overseeing transactions and project execution across its growing asset base. His experience includes managing over $4 billion in office transactions.
Kroll, who has overseen a $3 billion portfolio, will be responsible for optimizing asset performance and ensuring operational efficiency across all property types.
The leadership transition comes as Portman, led by CEO Ambrish Baisiwala, expands beyond its historical focus on office and hospitality. The company has diversified its portfolio in recent years to include industrial, student housing and multifamily acquisitions across urban and suburban markets.
The company’s Atlanta ventures include the multi-phase Spring Quarter in Midtown and Junction Krog District in Old Fourth Ward.
Spring Quarter will deliver 370 residential units, 525,000 square feet of office space and over 40,000 square feet of retail upon its completion later this year.
Junction Krog District, completed in 2023, is a 135,000-square-foot Class-A office building directly connected to the Atlanta BeltLine’s Eastside Trail.
Portman is also considering plans to convert Brookside office park in Alpharetta into residential units. The office campus comprises two five-story office buildings: Brookside I and II, at 3625 and 3655 Brookside Parkway.
