Massive Buckhead estate hits market for $25M as Atlanta’s priciest listing

“Woodbine” spans 17 acres with limestone manor, horse stables, private lakes

Atlanta’s luxury market has a new apex listing, and it’s aiming to reset the city’s record book. 

A 17-acre Buckhead estate known as Woodbine hit the market this month for $25 million, the Atlanta Business Chronicle reported, becoming the priciest home for sale in the metro. If it trades anywhere near ask, it would eclipse the city’s all-time high, set last year by a $19.8 million sale in Tuxedo Park

The property at 881 West Conway Drive, just west of Chastain Park, is one of the largest contiguous residential parcels inside Atlanta’s city limits, sitting at roughly 15,000 square feet, making the asking price equivalent to $1,667 per square foot. 

Listed by Atlanta Fine Homes Sotheby’s International Realty brokers Chase Mizell and Josh Reeves, Woodbine last sold for just over $10 million in 2008, according to Fulton County records — a tidy benchmark for just how far the city’s luxury segment has come since the Great Recession.

Completed in 2002, the French Neoclassical compound was built with an opulence more common to European estates than urban Atlanta. The primary residence and adjacent guesthouse are clad in solid limestone, accented with mahogany doors and leaded-glass windows. 

The main home includes six bedrooms, eight full bathrooms and three partials. A grand foyer with dual cantilevered limestone staircases sets the tone for a series of large entertaining spaces on the main level.

The primary suite is on the ground floor and features dual bathrooms and dressing rooms. Upstairs are four ensuite bedrooms, a living room, an office and a media salon. An attached in-law or au pair suite includes its own living room, kitchenette and full bathroom — a setup increasingly appealing to multigenerational buyers in the ultra-luxury bracket.

The terrace level functions as a wellness retreat with a fitness studio, sauna and resistance pool. Manicured lawns, formal gardens, private lakes, two greenhouses and a network of trails weave across the property. 

An equestrian stable anchors the far end of the grounds, while a 360-degree vanishing-edge pool frames the rear facade.

Buckhead has seen no shortage of eye-catching listings in recent years, but few match Woodbine’s acreage, architecture and trophy pricing. 

In addition to the 2024 sale just shy of $20 million, an off-market trade in the Atlanta region topped $18 million in 2021. 

The priciest transaction for a home on the open market prior to that occurred in April 2016, when businessman and televangelist David Turner bought filmmaker Tyler Perry’s Buckhead mansion for $17.5 million.
